Tenure: Freehold

This exceptional property enjoys a private location with no overlooking neighbours and has delightful views over its own land making it ideal for anyone looking for a peaceful home with the added convenience of being close to the wide range of shops, schools and facilities in the town of Bideford only about 3 miles away.

The owners have created the ideal equestrian property having built a stable block incorporating three looseboxes with tack and hay storage, a concrete yard at the front and access to the level, stream bordered pasture land. There is plenty of space for a sand school if required, subject to any permissions needed.

The property is believed to date from around the early 1800's with a date stone over the door stating 1834 and it was at one time a working mill, the leat having been diverted many years ago and one of the original stone mill wheels is at the entrance with the name of the house on it.

The property has been extensively renovated in recent years with great attention to detail and has many character features inside including beamed ceilings and exposed stone inglenook fireplaces. This, combined with a tasteful neutral decor, modern double glazed windows and oil fired central heating, makes for a relatively easy to maintain and very comfortable home.

The property is accessed from a quiet country road and the driveway leads to a wide gravelled area at the front and side of the house providing plenty of parking/storage space for numerous vehicles, trailers etc.

A covered entrance porch leads to the kitchen-breakfast room, which is fitted with a range of modern matching eye level and base units with over-lit wood effect work tops with tiled splash backs and a one and a half bowl sink/drainer. There is a twin hot plate, twin oven oil fired Rayburn inset in a brick chimney breast, in addition to a 4 ring electric hob, oven and grill, fridge and dish washer.

A door leads to a useful utility room with fitted storage units and cupboards, a work top with inset stainless steel sink, there is space for a washing machine, doors to the front and rear of the house and a cloak room. accessed from the utility room is a small study.

A door from the kitchen opens into a comfortable living room/snug which has a beamed ceiling and an inglenook fireplace with inset wood burning stove. The double aspect sitting room also has a beamed ceiling and an open stone chimney breast and the lovely light dining room has windows on three sides which give delightful views over the surrounding gardens. From both the living and dining rooms, doors open to the hall, where a door opens to another covered porch and stairs rise to the first floor.

Upstairs are five well-proportioned bedrooms, most benefiting from pleasant views over the surrounding gardens and land. The double aspect master bedroom has a built in wardrobe and an ensuite shower room. At the opposite end of the landing is a further large bedroom with double aspect.

The family bathroom contains a modern white suite including a double size shower and large airing cupboard.

From the first floor landing, a door opens to stairs leading up to a recent addition to the house, an impressive large double bedroom with ensuite wc and wash hand basin.

Attached to the house is a 21' x 19'5 double garage with two pairs of wooden doors. There is scope (subject to planning permission) to incorporate the loft area or whole garage if desired, into further accommodation to the main house.

Close to the house is a detached stone barn with new slate roof of 18'5 x 14'8 with attached 18'8 x 8'9 and 15'10 x 14'6 outbuildings which have a current planning application granted for conversion into a holiday cottage.

There is also another useful detached stone store of 26'6 x 8' with adjacent log store.

The stable block was built about 9 years ago, is 50' x 21' and has light and power. There is also a 33' x 17' open sided four bay garage/ car port.

The property comes with about 12 acres of land, mostly excellent level pasture of about 10 acres with some bordering natural woodland.

A pretty wooden bridge leads over the stream to the pasture, which is divided into two large paddocks, one with a natural hedge boundary and the other with hedge boundary and bordered on one side by a stream with access for animals. There is also a fenced area with chicken coop and some fruit trees.

On the southern boundary is the woodland with a farm track and at the top of the hillside a concrete block storage building/workshop.

NB. Considerable measures have been put in place to protect the property from any flooding with the construction of an Environment Agency approved boundary wall.
From Bideford Quay, proceed towards Torrington on the A386 with the river on your left. Just before the Landcross Bridge, turn right signposted to Littleham, Buckland Brewer Parkham and Bradworthy. After about a mile there is a crossroads (Orleigh Mill) with a white signpost. Take the left turn to Monkleigh, drive down the hill, over a stone bridge and the entrance to the property is on the left.
