Full description

Balmaghie House was built in the Victorian era, however we understand that it suffered from a fire in the 1960's. Reconfigured and re-built shortly thereafter the house is now a mixture of traditional and modern with further potential to convert the lower ground floor to reception space. With high ceilings and timber panelling to the traditional parts of the house, the property retains a country house feel whilst being more manageable in size than many of its larger counterparts. The principle drawing room has a bay window overlooking the front gardens. There are seven bedrooms (two en-suite) and three large reception rooms with a selection of the original features of the house remaining including fireplaces, oak panelled walls, oak doors with leaded window lights and ornate timber carvings. There is a sun room off the dining room overlooking the garden and a modern kitchen with adjacent laundry room and smaller utility room/kitchen. There are two first floor areas providing bedrooms and dressing rooms, one of which could be sub-divided to create a self-contained flat within the house with access through the back door.

The South West of Scotland is well known for its mild climate, attractive unspoilt countryside and the diversity of sporting and recreational pursuits. There is good hill walking in the nearby Galloway Hills and cycling along designated routes as well as the Seven Stanes mountain bike trail, including Dalbeattie Forest and the Galloway Forest Park. For walking enthusiasts there are many routes in the area for all abilities including from Kippford to the village of Rockcliffe along the Jubilee Path, and coastal walks along the cliffs at Portling to Sandyhills beach. There are other sporting opportunities such as shooting and stalking, as well as trout and salmon fishing on the region's numerous lochs and rivers. For golf enthusiasts there is the nearby championship course at Southerness, and there are several other courses in the area. The Solway coast is popular with sailors and Kippford and Kirkcudbright have safe moorings. Kirkcudbright is known as the 'Artists' Town' with a number of galleries offering a range of exhibitions throughout the year.

Adjacent to the rear of the house is a covered car port and three garden stores which leads out to the driveway which leads around to the back of the house with greenhouse and further garden store/kennels. The mature gardens have various areas including rose beds, a range of flowering shrubs and perennials and areas of lawn. There are seating areas and steps leading around the house. Located within the gardens is a former tennis court (now overgrown and disused) and the house is nestled in the extensive woodland which surrounds the property.

Communications to the area are good. There are mainline railway stations in both Dumfries and Lockerbie, providing links to both the north and south. The M74 motorway network at Lockerbie is 35 miles distant, and there are regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport 52 miles north, Glasgow 100 miles and Edinburgh 110 miles.
