DESCRIPTION
Abbey Barn is the major part of a Grade II listed medieval tithe barn and forms a unique, highly individual home. It was attractively refurbished in the early 2000's and features solid oak interior doors, wood and tiled floors, wood burner in the living room and ceiling down lighters in many rooms.

The adaptable accommodation has generous room sizes, two staircases, a second kitchen area and could potentially suit an extended family, with scope to create a self-contained annexe, subject to any required consents. There is gas fired central heating.

Outside, a large integral garage provides parking and there is a small but delightful sheltered patio garden, perfect for sitting out with a warm south facing aspect and ample privacy. The spectacular landscape of Dartmoor with its wide open spaces is of course just along the road.

SITUATION
Abbey Barn is nicely tucked away at the end of a private drive, serving a handful of properties, off Grange Road which is a most desirable and prestigious area, close to the famous Buckfast Abbey and picturesque Hembury Woods. It lies within the boundary of Dartmoor National Park yet just a mile from the A38 which brings Plymouth, Exeter and Torbay within convenient commuting distance.

The nearby towns of Ashburton (3 miles) and Buckfastleigh (1.5 miles) offer a range of everyday shops and amenities whilst the larger historic town of Totnes (7 miles) has a busy shopping centre plus mainline railway station. Local facilities available in Buckfast include a post office/stores, restaurant/pub and primary school.

DIRECTIONS
Travelling west towards Plymouth on the A38 Expressway, take the Buckfastleigh exit at Dartbridge. At the end of the slip road, turn right, and on reaching the mini roundabout turn right signposted Buckfastleigh and Buckfast. After a while the road bears left up the hill and past the entrance to the Abbey. Take the next turning on the right into Higher Mill Lane, and at the end of the road bear left into Grange Road. The private drive leading to Abbey Barn will be found after around 200 yards on the left by the red post box. Park here and walk down the drive bearing left.
