Longford Great Barn is understood to date from the 18th century or earlier but was converted into a delightful individual home in the late 1990's by the current owner. The exterior elevations are mostly of tarred weatherboarding with some brickwork and some stonework and there is a waggon entrance on the northern side with projecting hip over. It is undoubtedly one of the finest barn conversions that it has ever been our pleasure to offer.
Despite the volume of exposed timbers the property offers very light and bright accommodation and has no low ceilings. Many of the rooms are vaulted and some are of exceptional proportions, including the 61'8 open plan reception area and 24'5 kitchen/breakfast room. Three of the bedrooms are on the ground floor in the west wing and two more are at mezzanine level accessed via stairs from the living area. There are currently two bathrooms but planning permission exists to create a third (see agents note).
From the centre of Barcombe village take the road north into School Hill which shortly becomes Spithurst Road. This property will be found on the left after about 1.5 miles, identified by our For Sale board.
1. On the western boundary this property adjoins an area of woodland that is owned by neighbours Sutton Hall Farm. Our clients have cleared and restored this area and have written permission to use it, so there is currently no boundary fence separating the two areas. Interested parties should make their own further enquiries about the possible continuance of this arrangement.
2. The detached summerhouse was originally intended to be a garage and store but has been used as additional residential accommodation since it was constructed, without the benefit of formal planning consent.
3. Our client would consider the sale of some items of furniture, subject to separate negotiation.
On the south side a gate leads to a gravelled drive and parking area with shrub beds and bushes. This leads to garage one. On the north side a further short drive leads to garage two.
The landscaped grounds extend to about 1.5 acres overall and enjoy a lovely outlook over the surrounding Sussex countryside. A paved terrace runs across the entire rear of the building and there is an outdoor shower. The terrace opens onto extensive lawns interspersed with mature trees, shrubs and bushes, wild garlic roses, screening hedges, a large man-made pond with timber decking and jetty to one side, pampas grass on the banks and a small island. We are advised that there are carp in the pond.
Double gates provide additional access to the road if required. In one corner there is a concealed compost heap and the Klargester tank.
The Longford Stream forms the northern boundary and beyond is farmland. On the western side the outlook is to woodland (see agents notes).
