75 acre, owner occupied, registered Apportionment on the Sheens of Breitoe Hill to the west of the main A970 road in the South Mainland of Shetland, just over 6 miles from Lerwick.

The land is hill ground. Previous studies have indicated that it may have some possible windfarm development potential with high wind speeds recorded, although prospective purchasers should satisfy themselves in this regard. Burradale Windfarm, a few miles outside Lerwick, is one of the most productive windfarms in the world.

It is thought there may be potential for small scale water extraction as there are understood to be a number of natural springs on the land.

General Information
The land is situated in the South Mainland area of Shetland on the Sheens of Breitoe Hill on the west side of the main A970 road at Fladdabister, about midway between the villages of Quarff to the north and Cunningsburgh to the south, and just over 6 miles south of Lerwick, Shetland's main town.

The hill ground is an Apportionment of the Fladdabister & North Cunningsburgh Common Grazing estimated to extend in total to around 75 acres (30.5 hectares) (as noted on Rural Payments Land Parcel Classification Schedule) including several mini lochs, as shown on the plan. The land is fenced throughout, the highest point (about 220m) enjoying stunning 360 views.

Included is a vehicular and pedestrian access right from the public road over a specified route although there is presently no track. It is understood that there may potentially be other possible access routes however the purchaser would be responsible for securing any necessary rights in this regard from neighbouring landowners.

The land is a registered Deemed Croft and therefore subject to regulation by the Crofting Commission.
