Full description

Beautifully presented, very spacious, four bedroom detached property on Britain's most northerly inhabited island, benefiting from fine views southwards over the surrounding countryside to the voe of Balta Sound. Conveniently situated within reach of a wide range of amenities including several local shops, a school, leisure centre / swimming pool & doctor's surgery, the property offers substantial single storey accommodation in attractive 'walk-into' order.

In addition to four bedrooms including a very generous master bedroom with en-suite shower room, the accommodation also includes a bright, 'dual-aspect' sittingroom, separate study / living area, a sizeable kitchen / dining room, bathroom & utility room. uPVC double glazed windows & doors, and electric storage heating supplemented by a solid-fuel stove in the sittingroom. The house provides very comfortable family accommodation although it would also suit use as a B&B (subject to any necessary consents), or could be used for holiday lets, particularly as all the furniture is available separately.

Unst is connected to mainland Shetland by a regular ro-ro ferry service via the neighbouring island of Yell.

General Information
'Keenlee' is situated close to the Keen of Hamar (from which it gets its name) at Baltasound, the main population centre on Britain's most northerly inhabited island. Measuring approximately 12 miles long by 5 miles wide, Unst, which has a population of around 600, is connected to mainland Shetland by a regular ro-ro ferry service which runs throughout the day from the ferry terminal at Belmont (approximately 8 miles from the house) to the neighbouring island of Yell, a short 10 minute crossing, and from Yell to Toft (20 minutes).

Although having a relatively small scattered population, the island has excellent amenities which are mainly based in Baltasound and include a school, superb leisure centre / swimming pool, several local shops, post office, doctor's surgery, care centre, garage, hotel & marina. There is also a small brewery.

The island has many places of interest, in particular Hermaness Nature Reserve, the Keen of Hamar Reserve, fine beaches at Norwick, Skaw, Sandwick & Westing, Muckle Flugga, the Unst Heritage Centre in Haroldswick, and also Muness Castle.

The original property was built in the early 1980's, and later extended to the east in 2004. The current owners who bought the property around 10 years ago have carried out a number of improvements since then, in particular all windows and doors in the original property have been replaced with new uPVC double glazed units (the extension already had double glazed uPVC windows). Electric storage heating is provided supplemented by a solid-fuel stove in the sittingroom.

Given its size, the property provides very spacious family accommodation, or it could be let for holidays (note that all the furniture is available separately), or perhaps run as a B&B (subject to any necessary consents), particularly as the main bedroom which has its own en-suite and a study area off, could be used as owner's accommodation, the three other bedrooms being used for bed & breakfast. The current utility room could perhaps be converted to provide an additional bathroom.

All fixed floor coverings, curtains & blinds, and light fittings are included in the sale along with all the white goods.

Accommodation
Sittingroom, Kitchen / Dining Room, Study / Living Area, Master Bedroom & En-suite Shower Room, two further Double Bedrooms, Single Bedroom, Bathroom, Utility Room, Hall & Vestibule.
