Description
Bruce and Co is delighted to offer for sale this unique and beautifully presented business located on the Kintyre Peninsula. Dalnaspidal Guest House is offered in immaculate condition and needs no further work before new owners can commence immediate trading.

Having owned the property since 2004, our clients have taken the difficult decision to place the business on the market as they plan to relocate. The business benefits from a great deal of repeat custom from tourists and regular visitors due to the first class service on offer and wonderful surroundings.

Dalnaspidal Guest House has been awarded a 5 star rating from VisitScotland and received nothing less than exemplary reviews from previous guests on TripAdvisor, where it currently also holds a 5 star rating. Designed in the Cape Dutch style of architecture to reflect our client’s South African heritage, Dalnaspidal Guest House was nominated "Runner Up" in Argyll and Bute Council’s Design Award, an award aimed at encouraging excellence in design and building quality.

The current owners have worked extremely hard to achieve such awards and although the business is trading successfully, there is further potential to increase revenue through additional marketing, expanding the restaurant, promoting more private dining in the form of lunch, dinner and afternoon teas and hosting meetings, conferences, weddings and other private functions. There is also scope to develop and utilise the extensive grounds for various purposes including hosting and catering for children’s birthday parties and other events as well as promoting eco-tourism.

Situation
Dalnaspidal Guest House is located on the scenic Kintyre Peninsula in a spectacular rural setting with open views of the surrounding countryside, the Atlantic Ocean and the Isle of Islay beyond. Although situated in a peaceful and secluded setting, the business is only10 minutes drive from Campbeltown, 50 minutes from Lochgilphead and 3 hours from Glasgow.

Campbeltown bus station is located close by with 4 services daily to Glasgow city centre. Visitors to the area can also reach the business by air with Flybe operating 2 flights per day from Glasgow to Campbeltown Airport which is only 5 miles away. There is also currently a summer car ferry service from Campbeltown to Ardrossan via the Isle of Arran.

The Guest House offers a complimentary pick up and drop off service to and from the airport, bus and ferry terminals as well as other locations such as the world renowned Machrihanish Golf Course which is only a 15 minute drive away. Dalnaspidal Guest House provides an excellent base for exploring the West Coast of Scotland and the Kintyre Peninsula as well as the neighbouring islands of Gigha, Arran, Islay and Jura.

Building internal
This attractive property was originally the farm manager’s cottage to neighbouring Tangy Farm. The old ruined stone cottage called Hazel’s Cottage, was in a serious state of disrepair and our client has renovated and extended the property and worked tirelessly to develop it into the beautiful 5 star guest house that stands today.

Hazel’s Cottage was purchased in 2004 and was carefully renovated and restored keeping many of the original features. Dalnaspidal was built alongside Hazel’s Cottage and the two properties were joined together by a drive-through arch. Throughout the building process that was completed at the end of 2005, our client has ensured that the overall property has been renovated and built to an excellent standard with many Scottish and South African elements being introduced adding to the uniqueness of this magnificent building.

The property is accessed via feature main entrance double doors passing through a small lobby and into a large reception area where guests are greeted by a welcoming wood burning stove. The letting rooms which have access to the drive through arch are located to the left hand side of the reception area and guest cloakroom and elegant guest lounge with feature electric fireplace can be found to the right.

The 26 cover restaurant/sunroom is situated beyond the lounge. This stunning room has windows all around offering panoramic views of the surrounding countryside and sea to the front. From the restaurant access is available to two enclosed porches leading to patio areas with outdoor seating for al fresco dining. Just one unique feature of the restaurant is the indoor BBQ, which proves extremely popular with group bookings and private dining.

Letting Accommodation
Dalnaspidal Guest House has 4 luxurious letting rooms comprising a deluxe double with king sized bed, double, family and twin room. Each bedroom has been individually decorated with superior furnishings and fittings providing a warm and relaxing environment. All rooms are located on the ground floor and offer en-suite facilities with one of the rooms being tastefully designed for accessible/disabled use meeting the requirements for Unassisted Wheelchair Access (Category 1). Each room offers tea/coffee making facilities, television with DVD player, seating area, desk/dressing table, large wardrobes, hairdryer, shaving socket and many other unique features.

Hazel’s Cottage is located next to the Guest House and is accessed via its own front door or via a side door in the drive through arch, which joins the cottage to the main building and also serves as a handy drop off point in inclement weather. The cottage comprises an entrance porch, open plan dining kitchen and lounge, bathroom with bath and shower and a double and twin bedroom. The kitchen is fully fitted with electric oven and ceramic hob, fridge/freezer, microwave and washing machine and the lounge benefits from a wood burning stove, SKY television and many other added extras.

Residential Accommodation
Depending on the needs of the prospective buyer, the owner’s accommodation is flexible and could comprise a variety of options. On the ground floor, the owners have a private lounge and breakfasting kitchen with a feature oil fired Stanley range cooker/central heating boiler with double oven, a separate double electric oven with 6 burner gas hob and Belfast sink. There is also an adjoining pantry and utility room. The owner’s bedroom is located on the upper floor of the property and in addition to the bathroom with Victorian style bath, separate shower and double basins, there is also a dressing room and study/library area on the upper landing.

Building External
The property has several outbuildings which are currently used as a workshop, drying room, wine cellar and storage and are located to the rear of the property. There is a small vegetable garden and an enclosed yard which contains the oil tank, wood store and further storage area. A separate laundry is located in the drive-through arch. The property also benefits from a large guest car park to the front as well as a private owner’s car park to the rear. There are several well-manicured formal lawn areas to the front, side and rear of the property as well as beautiful and well stocked flower beds.

True to its Gaelic meaning ?field of shelter?, the business is positioned in a secluded rural setting surrounded by breathtaking scenery and comes with 3 acres of garden/ground including a stream and feature limestone quarry containing brown trout. The quarry is fed by a natural spring and is a haven of peace and tranquillity where guests can also often view heron, Canada geese, buzzards and deer.

The property has private water supply with inbuilt filtration system, oil/wood fired central heating, LPG gas, septic tank, wood burning stoves and electricity.

Legal
The business trades with the benefit of a full license.

Trading information will be supplied to seriously interested parties after a formal viewing has taken place.

Summary
Dalnaspidal Guest House presents buyers with an exciting opportunity to purchase an immaculate, extremely successful and well established business. It can provide the ultimate lifestyle choice by affording the new owners a beautiful property in which to live and work, set in an unrivalled rural location amid spectacular scenery. In addition to this it holds the title of being the only 5 Star accommodation on the Kintyre Peninsula.
