Location

Upton Scudamore is a pretty village to the south of Bath, offering a village church and popular public house. The surrounding towns of Frome, Westbury and Warminster offer facilities for all day to day needs whilst the Georgian city of Bath (about 16 miles north) and the cathedral city of Salisbury (about 25 miles south-east) provide the highest quality cultural and shopping facilities.

Mainline rail services are available from Westbury to London Paddington and Warminster to London Waterloo. The A303 (M3) provides good road access to London and the wider national motorway network. Bristol International Airport is less than 40 miles to the west of The Old Rectory.

There are a number of well regarded schools within reach of The Old Rectory including Warminster School, Dauntseys and Stonar along with a wide range of very good schools in Bath, Sherborne and Salisbury.

The World Heritage Site of Bath is approximately 16 miles to the north. Bath is famed for its Georgian architecture and Roman heritage and enjoys a wealth of cultural, business and recreational facilities.

Description

The Old Rectory is a fine detached country house occupying an edge of village location, enjoying far-reaching views over neighbouring countryside and farm land. This stunning country house dates back to 1852 and incorporates the original rectory, chapel and former village hall.

From 2007 when they purchased the property the current owners embarked on a two-year renovation programme to restore and enhance it into the characterful and unique family home that it is now. During this renovation the plumbing, heating, wiring and other services were all replaced. The significance of the house is immediately noticeable with striking gothic arches and an impressive vestibule with coat of arms and motto leading through to an inner hall with tessellated floor.

On the ground floor there are a number of well-proportioned reception rooms including the drawing room, dining room, games room, garden room, library and snug. Of particular note is the family room or home cinema with mezzanine gallery which was formerly the private chapel. The kitchen/dining room is fitted with Guild Anderson solid oak units, a large island with a polished granite top and features integrated appliances including dual Liebherr fridge-freezers and a selection of Miele items. Also on this level is a cloakroom, boot room with WC and a further WC.

From the substantial solid wooden staircase leading to the first floor, is the impressive and spacious master bedroom suite overlooking the gardens, three further bedrooms and two further bathrooms. On the second floor are four bedrooms (two currently used as a home office suite), two bathrooms, a shower room and a study. The layout provides flexibility for a variety of uses including integrated bedrooms, a home office or an independent annexe.

The leisure complex, created during the renovations, comprises a modern air-conditioned gym with changing/shower room, connected by a spectacular underground passageway to the 12 metre heated indoor swimming pool, with access in turn to a large secluded external entertaining space.

The property is approached through a five-bar gate leading onto a gravel area where there is ample parking for a number of vehicles. The formal gardens are beautifully presented and sweep around the rear of the house with a southerly aspect. Immaculate borders, well maintained lawns and a large feature pond enhance the setting. There is a large terrace which can be accessed from the principal receptions rooms, further complemented by the courtyard that sits between the main house and the leisure complex.

Square Footage: 8,440 sq ft
