Whilst the purchaser will need to make their own independent service enquiries, we understand mains water, electricity and drainage are available. There is an existing foul drain which serves the adjoining Fitz Farm Cottages and this plot is being sold with the benefit of a foul drainage easement.

The sale is subject to the following conditions:
Not to materially alter or extend the external elevation of the dwelling on which the detailed planning consent has been obtained. The plot must be used as one dwelling.
Not to allow to be parked commercial or sign written vehicles, boats or caravans at any time.

The electricity sub station has access rights along the northern boundary of this plot fo underground cable maintenance, marked green, the width being 2.5m.
A drainage easement is to be provided to access the existing foul drain servicing Fitz Farm Cottages subject to non interruption and a share of future maintenance costs from the man hole connection to the highway.

The purchaser will be required at this cost to demolish the attached garage within the building plot, whilst ensuring the integrity of the remaining structure within a period of three months following legal completion of the sale. The planning consent provides for a gated drive entrance to retained land and the building plot. The purchaser will be required to erect the brick piers and gated entrance onto the retained land, together with a new tarmac surface laid to the shared area of the entrance drive (coloured brown and cross hatched on the location plan) within nine months of legal completion of the sale.

From this drive there will lead an access for the benefit of the single freehold building plot with gates at its entrance and the purchaser will be granted the necessary rights of way. (The purchaser will be responsible for the cost of these works).

We understand from the seller that the Architects Brimble Lee & Partners, confirm copyright release of the plans to the buyer. A full scale copy of these are available for inspection at the selling agent's offices by prior appointment.

S.106 COSTS:
The purchaser will be responsible for reimbursing the Vendor these costs in the sum of 2,143.05. On the plan the area marked blue is included within the sale, but this area itself is outside the defined area for the planning permission.

From Salisbury head in a westerly direction towards Wilton. At the Wilton roundabout take the first exit (A30, signed Shaftesbury, Wilton). Continue on this road until reaching Barford St Martin, here turn right on to the B3089 towards Dinton and then pass through Dinton. On reaching |Teffont Magna proceed to the centre of the village and just after the telephone box and before the left hand bend, the entrance to the driveway to Fitz Farm Cottages and the building plot will be seen on the right hand side.
