Location

West Kilbride is a coastal town situated on the main A78 in North Ayrshire, situated 35 miles south west of Glasgow and 8 miles south of Largs and with a population of approx. 4,400. Demographically 77% of residents own their own home (compared to a national average of 62%).

The area is well served by public transport with West Kilbride Railway Station located a short distance to the east of the subjects and situated on the Ayrshire Coast Line .The journey to Glasgow takes approx. 50 mins.

Connections to the motorway network are accessed via the A737 which connects to the M8 motorway at Paisley, 23 miles to the north east of the property, close to Glasgow Airport.

West Kilbride is now achieving fame as the "Craft Town Scotland", with a number of craft shops and studios having won a 2006 Enterprising Britain competition for the initiative.

The property is very visible being located on the corner of Main Street, the main thoroughfare in the town and is one of the most prominent units on the High Street.

Description

The subjects are a former bank branch and comprise a
corner ground floor retail unit, forming part of 2 storey
sandstone building.

The property has been lying empty for several months and is in need of refurbishment. We would draw the proposed purchasers' attention to a damp penetration issue. Prospective purchaser's should consider the cost of remedial work when considering this property and undertake all proper investigations on the likely cause and cost of remedial work required, prior to bidding at the auction.

The vendors will have no on-going liability for this issue after the auction date.

The upper floor is in use as an office and is in separate ownership. Access to the upper floors is gained to the rear of the branch and the owners have shared rights of access over a rear 'courtyard' to the property.

The unit has a traditional sandstone frontage with three glazed, timber framed window units one of which houses the ATM unit. There is a pedestrian walkway delineated by railings which serves as a walkway to the ATM unit and forms part of the heritable title.

Internally, the former bank branch has lowered acoustic ceilings with integral CAT 2 light fittings, partially carpeted floors, plastered and painted walls. The unit is now partially stripped out which has damaged some of the décor and finishes. Heating was previously provided via electric convection heaters but the purchaser should satisfy themselves that these are operational and working.

Services

Mains water and drainage are supplied to the property. However the purchaser will (as part of the purchase agreement) have a legal obligation to create their own separate mains electricity supply and meter to the property at their own expense. Please note that when the property is purchased the electricity will be disconnected at the date of entry. Purchasers should take account of this important point and the implications in terms of cost and beneficial occupation of the unit this will result in.

(The existing electricity supply serves the retained ATM unit).

Rates

The property has current a Rateable Value of £4,350.

The property will require re-assessment to reflect the alterations arising from the separation works related to the ATM and the resultant changes to the floor space.

EPC

A copy of the EPC Certificate is available upon request.

The EPC is band E (score of 74).

Planning

The property has been operating as a bank, therefore we understand has Class 2 Planning Use, providing permitted change to Class 1 (Shops).

Planning consent was granted on 24/9/2015 for the replacement of the ATM unit and the new separate access and new stainless steel door. (Ref 15/00440/PP).
