DESCRIPTION OF WHOLE SITE
'Aikrigg Farm Barns' is an 0.82 acre mainly level, well-drained site with three existing stone-built detached barns with associated extensions/outhouses, on concrete and flagstone bases, mainly slate-roofed, built on three sides to a central courtyard, with stone wall boundaries to the road (on the South side) and immediately adjacent garden land (on West, North and East sides, gardens capable of privacy from each other), and gated entry to a field which is adjacent to one barn.

Aikrigg Farm house sits on the opposite side of the road, and is the only near neighbour. The road is made-up as far as the property, and ample parking for all the houses can be provided within the site.

The three barns are North Barn, West Barn and East Barn (planners have these as A, B and C), each with their own individuality and views. Please see our other brochures for the West and East Barns, and we would be happy to advise for interest in a purchase of the whole site.

NORTH BARN

The North Barn internally measures approx.: 39'0" (11.89m) Long x 17'9" (5.41m) Wide x 24'5" (7.45m) High to top pitch.

PROPOSED HOUSE
Plans are drawn up for a 4 double bed, 3 bathroom home. Bright Living Room, Kitchen and Dining Room. Plentiful storage including 2 walk-in wardrobes upstairs. Wonderful Fell Views. All plans available on request.

SERVICES
Mains electricity and mains water are available nearby to connect to the property (Purchaser to satisfy themselves as to exact location and capacity). The current plans drawn up are for the three dwellings to share a Klargester Biodisc Treatment Plant on land over the road to the South.

PLANNING
In keeping with current Permitted Change of Use Legislation, plans were submitted (May 2014) for planning permission to change the use of all three barns on the Aikrigg site to houses. The written response from South Lakeland District Council confirms that prior approval is not required for the conversion of these three barns into single dwelling houses, as long as certain conditions are met. For the submitted plans and the planning authority's response please see SLDC ref CU/2014/0008 for this barn (known as Barn A), online. (Follow the 'View Plans and Documents' link at bottom of page to find the Decision Notice dated 10 July 2014).

The conditions are: (1) works to begin within 3 years (before July 2017); (2) submission of precise details of the type and arrangement of any new doors and windows, rooflights, flues, rainwater good and any other vent and soil pipes (external alterations) to planners will be required; (3) natural slate roofing will be required; (4) the external doors and windows are to be of recessed painted timber of spec to be approved; (5) approved surfacing must be used to yards, parking spaces and landscaping; (6) new boundary walls are to be of stone matching the barns. There is also a note that if bats as a protected species are found an environmental consultant must be contacted.

We are also advised that there will be a time limit for the development of each barn, to be set at conveyancing, expected to be two years from sale to complete each property.

NATIONAL PARK
The barns at Aikrigg Farm, Killington are due to be included within the revised boundaries of the Yorkshire Dales National Park from August 2016.
