Banham is a village in the Norfolk district of Breckland, about 7 miles north of Diss (20 miles south of Norwich) and is home to the famous privately owned Banham Zoo. It is well served by a post office, store, primary school and 2x public houses. The market towns of Attleborough and Diss are both within easy driving distance and offer a wide selection of shops, leisure facilities and amenities. Diss mainline railway station provides a regular service to London Liverpool Street Station in approximately 90 minutes. Attleborough has rail links to Cambridge whilst the All provides easy driving access to both London (heading south) and Norwich (heading north).
Bluebell Barn is a stunning detached barn conversion offering flexible accommodation due to the unique layout of the property. The main barn is entered through a stunning full height vaulted reception hall, with beautiful oak staircase leading up to the galleried first floor. To the right of this room is the handmade fitted kitchen/breakfast room (17'11 x 17'10) whilst the dining room is behind the open staircase, leading through to the bar and sitting room/snug at the rear of property. A study is located off the dining room, behind the kitchen. To the left of the reception hall is a ground floor fully sound proofed bedroom (bedroom 4) with both a dressing room/bed 5 and an en suite. The dressing room/bed 5 has its own external door so can be used as a standalone room/overflow accommodation as well incorporated as a dressing room to the 4th bedroom.
The superb wooden staircase leads up to the first floor galleried landing / mezzanine living area, with sleeping accommodation at either end of the barn. To the western end is the master bedroom and en suite bathroom whilst at the eastern end are 2x bedrooms both sharing a Jack and Jill style en suite bathroom.
Adjoining the barn on the ground floor is a converted wing housing a hall and utility room along with 2x individually externally accessed bedroom suites, both with en suite facilities. These rooms offer either overflow/ancillary accommodation to the main barn as well as being ideal suites for use as a bed and breakfast etc.
Planning permission was granted in 2003 (now lapsed) for an extension to the two bed wing with the potential to provide a further substantial self-contained unit. (Plans available on request)
A detached and self-contained 2 bedroom cottage is located in front of the barn and has previously been used as additional family accommodation, but could also be used as a self contained holiday let if required (subject to the necessary consents). The cottage offers a kitchen/dining room, sitting room, shower room and two bedrooms along with its own garden area.
The barn is set well back from the road and is approached over a gravel driveway through a 5 bar wooden gate leading up to the barn. The grounds have been well maintained and mainly laid to lawn, offering a number of different seating areas as well as a large rear garden, linked to the barn with a stone rear terrace. The perimeter of the garden is fenced along with a number of large trees and includes a tree house in the design of a ship! From the garden and the barn there are far reaching views over the neighbouring farmland. In all the gardens and grounds extend to almost 1acre (stms)
