This must rank of one of the finest homes of its type and price range, in the Ribble Valley. Viewing is absolutely essential to fully appreciate. Definitely an aesthetically appealing and most satisfying property.

The property is located on route to Bowland High School when travelling out of Grindleton. It can be found on the left hand side facing Pendle Hill with a distinctive "Hydro Lodge" emblem imprinted to the road-side elevation.

Mains supplies of water and electricity. Drainage is to a septic tank. Heating is from an oil fired Danesmoor boiler to panelled radiators. Rates are payable to RVBC Band G. We are advised the tenure is Freehold.

Additional Features
The property enjoys a number of retained period features including some of the original windows which are single glazed. The remainder have double glazed units.

Nestled into a verdant green and wooded countryside landscape, with views across to Pendle Hill and over farmland. Eminently accessible from either Grindleton, Sawley and with quick and convenient access to the A59 and the market town facilities and transport links in Clitheroe.

Susan and David instinctively knew Hydro Lodge was the perfect place to raise their family, but now after almost thirty years it is time to down-size and allow another family the opportunity to experience this amazing home and beautiful setting. Built circa 1912 as the Lodge House for a local hotel where patrons would come to take the waters; that hotel subsequently became Riversmeade and now Bowland High School.

The multi-level arrangement is connected by a series of shallow rise stairs allowing easy movement about the property and offering considerable flexibility as to how the space is used. Being significantly spacious it is also filled with light and a happy relaxed ambience. If required, the garage offers development potential both within and above, subject to the usual regulations and approvals.

Starting with the ground floor, the front door opens to a hall and from the half landing French windows open to an inviting roof terrace. The lounge has two distinctive box bay windows, a casement window and a Cathedral arch window. A multi-fuel stove sits within an exposed stone and brick fireplace and there are exposed ceiling beams and wall panelling. Next to the lounge is a kitchen diner fitted out with base and wall units having beech counters, sink unit and tiled splashbacks. An electric oven, ceramic hob, integrated fridge, dishwasher and extractor. The walls are panelled in the dining area with fitted book shelving. Off the hall you will find a luxury three piece shower room with a stained glass window. The sitting room offers a relaxing intimacy for quiet contemplation and can access the roof terrace from French windows.

The lower ground floor offers an almost exact replication of the ground floor but perhaps with less formality. There is a welcoming lounge with a solid fuel stove to keep you warm and toasty and a French window opens to a small side garden. The large conservatory can accommodate dining table/chairs and sofas, having access to a paved patio and a garden; perfect for the alfresco moments. Built from oak with granite counters, the fitted kitchen units look great. There is a stainless steel under-counter Franke sink unit and mixer tap, integrated fridge and dishwasher, range style cooker and a breakfast bar. The dining area offers a warm, intimate dining experience, the walls lined with book-shelving; the ceiling wood panelled. Although now carpeted, the floors to the conservatory, lounge and dining kitchen are tiled. Part glazed double doors open to a hall with built-in storage and access to a fitted utility room with wine store, separate wc and a circular washbasin. The integrated double garage can also be accessed from the hall as can the potting shed/greenhouse.

On the first floor there are four individually appealing bedrooms; two doubles and two generous singles. The magnificent master bedroom enjoys a fabulous view of Pendle Hill from the bed and from the window-seat in the box bay also. There are built-in wardrobes and a luxurious three piece en-suite shower room. Similarly disposed, the house bathroom consists of a wall hung basin, low suite wc and a corner shower cubicle. With tiled floor and walls, the window looks onto a green meadow.

Sat back from the road, a gated tarmacadam drive leads to the integral garaging behind the conservatory. Bounded by stone walls and a breathtaking rugged rock face, the gently undulating lawn is there for all the family to enjoy. Enchanting and magical, the wooded area of the garden offers an inviting contrast and a footbridge crosses the stream that runs through the property. A walk around the garden and woodland area will reveal many "secret" places to sit and relax whilst enjoying a special view. Further off-road parking is provided to the rear of the house. The surrounding views are some of the best to be had and being south facing, the garden basks in warmth and light on a sunny day.

Hydro Lodge is quite simply stunning! One of our favourite Ribble Valley homes.
