Separate Gardener's Cottage with Planning Consent to replace with New House

In all about 18.55 acres

Rose Lawn Coppice was constructed in 1925 with brick and rendered elevations under a water reed thatched roof. The house was built on land purchased from Lord Wimborne's Estate by Brigadier General Robert Poore (1866-1938) and Lady Flora Poore (1867-1957). They are now buried in an area of consecrated ground in woodland near the south eastern boundary of the property. Lord Selkirk inherited the house under the will of Lady Poore and lived there until his death. The current owners acquired the property from the Executors of the Earl of Selkirk in 1995. The following year they embarked on a comprehensive and very sympathetic programme of restoration and improvement. The roof was rethatched and the house was rewired, replumbed and tastefully redecorated throughout. A heated swimming pool was added discreetly sheltered by high walling with a pool room over the nearby double garage. An All Weather tennis court was also constructed. The house has been carefully maintained with a new oil fired boiler installed in 2009 and the roof being reridged around the same time. The gardens are an absolute delight and are immaculately presented. A charming "millennium pavilion" was constructed using old bricks and tiles. This has a golfer weather vane reflecting the splendid setting by the golf course.

Accommodation
The accommodation is shown in detail on the floor plans.

Outside
Rose Lawn Coppice is approached through a five bar gate by a tree lined tarmacadamed entrance drive which is approximately one third of a mile long. The drive culminates in a wide gravelled parking and turning area in front of the house and garage block. Of similar brick and thatch construction, the main garage block has two electrically operated up and over doors. In addition there are a pair of car ports and an adjoining workshop together with a barn.

To the rear of the house the garden is laid to lawn and there are numerous rhododendron bushes and trees. There is also a wide assortment of shrubs and extensive paved areas. Sunken fish pond with flower beds, arbour, paved pathways and rockery together with summer house, attractive open fronted millennium pavilion of brick and tile construction. Walled area with attractive heated swimming pool and steps leading up to the superb pool room located above the main garage block measuring approximately 27' by 18' with adjoining shower room. All Weather tennis court. Raised vegetable beds. Two greenhouses. The property includes extensive areas of mixed woodland including beech, oak, sycamore, pine and Norway spruce. There are also extensive areas of rhododendron bushes and in the Spring a wide covering of daffodils and bluebells. The property adjoins the renowned Broadstone Golf Course to the south and west although it is well screened. It should be noted that a small area of land on the southern boundary is avilalable for use by Broadstone Golf Course. However, this land lies beyond the fence which forms the natural boundary to the property and is approached across a track over which there is a right of access. The whole property extends to approximately to 18.55 acres (including Rose Lawn Cottage). The boundaries of the property are shown on the attached plan which is for identification purposes only.

Rose Lawn Cottage
This is situated some three hundred yards to the north west of the main house and its position can be seen on the attached plan. The gardener's cottage is constructed of timber elevations above a brick plinth under an asbestos tiled roof. The cottage is derelict but currently comprises entrance hall, sitting room, kitchen, two bedrooms and a bathroom. Planning permission was granted (9/4/14) to replace this with a new house.

Square Footage: 6,645 sq ft
Acreage: 18.55 Acres
