The land at Rait and Little Rait lies in the Carse of Gowrie and surrounds the village of Rait. The land occupies a raised position in this renowned arable area of Tayside. The property lies to the north and south of the village of Rait and has easy access to the main A85(T) road from Perth to Dundee. Dundee is approximately 12 miles (19 kilometres) to the east and Perth is approximately 10 miles (16 kilometres) to the west. Local airports can be found at Dundee and Edinburgh, providing regular flights to London and other international destinations. The main rail network can be accessed at Perth and Dundee.
From Perth take the A85 east to the junction signposted Rait and Rait Antiques. Follow the minor public road to the village and the land lies on either side of the public and private road. From
Dundee follow the A85 westwards direction following the signpost to Rait and Rait Antiques.
The Land at Rait and Little Rait comprises two blocks of arable ground on either side of the village. The land ranges in height from approximately 25 metres above sea level to approximately 110 metres above sea level in the west. The land has a generally southerly aspect and is gently undulating.
The land is divided into 8 parcels and all of the fields are of good size and shape with good access for farm machinery. The total area as per the IACS plan extends to approximately 122.51 acres
The land is a mix of Class 3.1 and 3.2 as detailed by the James Hutton Institute of Land Capability for Agriculture. The soils are of the Sourhope Association derived from Old Red Sandstone
intermediate lavas. The principal soil types are a stony or gritty loam with some pockets of sandy clay loam.
The farm was formerly renowned as a raspberry growing unit, but in the past has been used for arable crops with break crops of vining peas and vegetables.
