LOCATION
Melmerby is an attractive rural village situated below the Pennine Hills to the east of the River Eden and on the A686 road from Penrith to Alston. This is an excellent place for access to the attractive surrounding countryside and the Pennine Hills but also readily accessible to the popular town of Penrith where there is access to mainline trains and the M6 Motorway. The Lake District National Park is also nearby, with Ullswater being around 14 miles away and the Pennine Hills being a short walk from the village. DIRECTIONS
From Junction 40 of the M6 at Penrith follow the A66 east and at the first roundabout take the A686 towards Langwathby, Melmerby and Alston. Proceed through the village of Langwathby to Melmerby and on entering the village take the first left on Melmerby Green and bear left again. PLANNING
Planning Consent was granted on the 19th March 2015 for the erection of two detached dwellings under application number 14/0910. Details are available on the Eden District Council website and a copy of the Notice of Decision is available from the selling agents by email. Enclosed is a site plan and a plan showing the elevations and floor plans. The existing plans show two four bedroom houses providing on the ground floor; an entrance hall with separate W.C., a large kitchen/dining room with bi-fold doors to the garden, lounge, study/play room and utility. On the first floor, 4 bedrooms to include a family bathroom and en-suite shower room to the master bedroom. The plots also have a garage. We understand from the vendors, that following verbal enquiry to the planning office that a proposal to alter the layout and design of the dwellings would be acceptable to possibly include an application to replace the two dwellings with one dwelling.


SERVICES
We understand mains electricity, sewerage and water and a telephone service are located adjoining the plot and readily accessible. The planning consent gives consent to remove one tree and there is the advantage of no section 106 agreement attached to the plots.

ACCESS
The buyer will have a right of way for all purposes from the public road and over the route shown A to B on the Site Plan together with the right to construct and maintain the a new access road A to B. The area shown C to D is also retained by the vendors but rights of access to lay and connect services within this area will be granted to the buyer. The western boundary of this strip maybe left unfenced if desired, as the vendor's field will be gated at point D. The buyer will also be given a general right of access over this land but not for access through the gate at C and the right to construct and maintain part of the turning circle for the drive.
