Church Farm is situated on the eastern edge of the village of Cotterstock, adjacent to St Andrew’s Church, and overlooking the River Nene, approximately 2 miles north of the town of Oundle, where local services, shops and leisure facilities are available.

Tenure and Method of Sale 
The farm will be sold by Private Treaty. Freehold with vacant possession subject to a holdover provision to remove and store the crops.

The Vendor requires holdover to clear the current crops from the farm buildings. Vacant possession will then be given, but no later than 30th April 2017. 

Ingoing Valuation
If applicable, in addition to the purchase price, the Purchaser will take over and pay for all growing crops, cultivations stocks and stores at valuation. Payment is to be made upon completion at the figure assessed by the Vendor’s valuer based upon CAAV rates or contractors’ rates where applicable and invoiced costs of seed, fertiliser and sprays applied plus enhancement value.

Basic Payment Scheme 
The Vendor will retain the Basic Farm Payment for 2016. The entitlements will be included in the final sale price and the Vendor will make best endeavours to transfer these to the Purchaser on completion. The ingoing Purchaser will indemnify the Vendor against any non-compliance from the date of completion until the end of 2016.  

Sporting, Mineral and Timber Rights
All timber and sporting rights over the land, where owned, will be included in the sale.  The fishing rights at Cotterstock are included although the rights on Lot 7 are not included.

The seller will reserve minerals together with the rights of underground working for Lot 7.

Under drainage
The land has been partly under drained.  Plans are available from Savills or Fox Bennett. 

Woodland Grant Scheme 
The woodland in Lots 1 and 7 was planted under the Forestry Commission Woodland Grant Scheme and for which the vendor presently receives an annual grant payment.

The land that is hatched on the plan is subject to an overage agreement reserving the Vendor a payment of 25% of the uplift in value as a result of the grant of planning permission for non-agricultural use within a period of 25 years from the date of completion. 

Wayleaves, Covenants and Rights of Way
The property will be sold subject to and with the benefit of all existing wayleaves, easements and rights of way whether mentioned on these particulars or not.

There are a number of public footpaths running along farm tracks and these are marked on the sale plan.
