Full description

Tenure: Freehold

Redundant Church suitable for a variety of uses subject to gaining Planning Permission and approval from the current vendor.

All Saints church is a simple chapel-style church with quite a dramatic single bellcote situated beside Duncliffe Hill three miles south west of Shaftesbury. The church was built in 1868 of snecked rubble with ashlar dressings and a tiled roof with stone copings. It has now been closed as a place of worship.

The interior is whitewashed, usefully configured as an almost entirely open and therefore flexible space and contains some attractive detailing such as stained glass windows.

The church is located in the centre of Stour Row, a rural village about 3 miles south west of Shaftesbury, which offers facilities to cater for most everyday requirements. The local village of Marnhull (about 3 miles) offers further facilities. The area is blessed with excellent communication links with the nearby town of Gillingham (5 miles) providing a mainline railway station serving regular trains to London Waterloo and the main regional centres of Bath, Salisbury and Bournemouth are all within easy driving distance.

The church is Grade II listed as being of a special architectural and historical interest. The existing planning use class is D1.

Related enquiries should be addressed to the local authority:
North Dorset District Council, Salisbury Rd, Blandford Forum DT11 7LL: 01258 454111.

Enquirers should note that Pre-application advice received by our client indicates that uses other than residential would be favoured.

Mains water is connected to an external tap, mains electricity is connected to the property and there is an oil fired boiler.

The property to be sold will be subject to Ecclesiastical covenants and conditions. These are designed primarily to ensure that the property is used for authorised purposes only, prevent unauthorised alterations or demolition and protect against disturbance of any human remains, tombstones, monuments or memorials remaining in the building and any churchyard sold with the building.

Fixtures and fittings and contents may be removed prior to the sale. Further information will be available in due course.

It is anticipated that a small number of interested parties will be selected as possible purchasers. In that event they will be expected to make an offer and explain their proposed use for the building, and demonstrate that their proposed use is viable financially and in planning terms and is acceptable to the vendor. At this stage only considered expressions of interest are sought.

Please note our client instructions state 'All offers will be referred to the Diocesan Mission and Pastoral Committee (DMPC) who will make a recommendation to the Church Commissioners who will publish for consultation a draft scheme authorising the new use and disposal. Only once the statutory processes have been completed will the Commissioners be empowered to sell for the authorised use and be in a position to proceed to contract. The scheme will also free the property from the legal effects of consecration. Covenants will be included in the disposal to ensure the property is used for authorised purposes only and related matters.

Externally from the churchyard at reasonable hours and subject to normal courtesies. Internally, by appointment with the sole agents Woolley and Wallis.
