The timber cased single glazed windows have long past their best and together with the external doors will benefit from replacement. The central heating system is functional, the floor standing boiler to be found in the kitchen is oil fired. Consideration should be given to dry lining and insulating the external walls and internal solid floors. Access to the roof space is limited and it was difficult for the Domestic Energy Assessor to determine how effectively the loft was insulated.

Fixtures and Fittings 
The kitchen units, bathroom fixtures and W.C. on the first floor are dated and the buyer is likely to replace these with modern fixtures. Consideration is likely to be given to replacing the timber built conservatory with one of modern construction. The traditional fully pumped central heating system delivers storage hot water. The buyer may consider installing an oil fired combination boiler, removing the airing cupboard situated in the third bedroom and creating an en-suite shower room from the existing W.C.
