Situation    

The field is set with road frontage to the B3230 Barnstaple to Ilfracombe road which gives it excellent access and is only a quarter of a mile north of the villages of Milltown and Muddiford.  Barnstaple is about 4 miles to the south and Ilfracombe on the North Devon coastline about 6 miles to the north.  

Description 

This easily accessible parcel of amenity land is set in the wooded valley just to the north of Milltown and Muddiford and before reaching the small cluster of dwellings at Little Silver.  

The lands comprise river meadows on either side of the Colam stream, a fast flowing tributary of the River Taw and have been little used over recent years and have become overgrown.  To the north western corner there is a small area woodland and further trees running down through the valley adjoining the stream and beyond the property further woodland that is owned by a forestry company. The land includes a small area of woodland, overgrown river meadows, some marsh land and extends in all to about 8 acres.

From Barnstaple take the A39 road northwards as though towards Lynton. Travel about a mile passing through the traffic lights at the North Devon District Hospital and shortly thereafter turn left on to the B3230 road towards Ilfracombe. Follow this road for about 2 miles where you will pass through Muddiford and Milltown. As you leave the built up area and pass out of the speed restriction area, drive for another couple of hundred yards and there on initial inspection take a very sharp left hand turn and park in the lay by area on the lane edge. Carefully cross the road and walk along the road towards Ilfracombe facing the oncoming traffic when the field will be found on the right of the road within about 100 yards. As you walk along the road there is an opening which forms the access into the land. On initial inspection care will need to be taken as the land is somewhat overgrown.
