3 bedroom detached house for sale

High Street, Chapeltown, Bolton, BL7

Property Description

Full description

The old School House enjoys pride of place on High Street in the picturesque village of Chapeltown and is a much admired landmark.
Wooden gates to the side of the property lead through to a delightful courtyard area and a patio beyond. From here a stone arch separates the lawned garden to the side. A cobbled driveway leads to the garage and a further private courtyard to the rear.

The property dates back to circa 1714 although there is a strong possibility that there was an older cottage on the site of the Schoolmasters house prior to its construction. The facade of the schoolmaster's house was considerably altered in the nineteenth century although the crest bearing a Griffin's head with the motto "In ardua" meaning "through hard work or effort" remains as a lasting reminder of its former use. Over the centuries much has also changed on the side elevation, however the Gothic doorway still proudly displays the arms of the Chetham family. It appears that at the end of the 18th century The School House had fallen into disrepair and a longstanding master at the school paid for the building to be restored and at this time the school room was extended. In 1903 the schoolmasters house was vested in the Official Trustee of Charity Lands, however just seven years later an order was made by the board of education that the buildings associated with the foundation known as Chapeltown Old School were to be sold for £250. The money raised was to be invested in a trust fund which would fund the prizes for the school children. In 1911 the Schoolroom and master's house were sold and became a private residential dwelling. The property became Grade ll listed in 1967 therefore protected for future generations to treasure and will grace the high street of Chapeltown for many years to come.

The perfectly balanced facade is a superb example of early Georgian architecture, built of local sandstone and steeped in history this superb family home has been renovated and beautifully maintained by the current vendors. The spacious accommodation benefits from underfloor heating throughout the downstairs in addition to the traditional open fireplaces. The entrance hallway opens onto the lounge which provides access to the sun room and out to the courtyard. The dining room is a fabulous entertaining space with stunning fireplace and leads through to the well appointed kitchen which is the real "hub of the home" with gas Aga and door out to the courtyard. To the first floor there are three double bedrooms, house bathroom plus en suite the master bedroom, in addition there is a balcony with panoramic views over farmland to the rear accessed off the master bedroom.

The Old School House has much to describe and period features abound all adding to the inherent charm and character of the property.

The Location - Chapeltown village is far from the hustle and bustle of daily life yet within easy reach of schools, rail network and everyday amenities. With a lovely lawned garden to one side and a 'hidden courtyard' to the rear which is perfect for taking in the sun or having some quiet time away from it all. The property borders farmland to the rear and for those with a love of the countryside, Chapeltown is the perfect setting with many picturesque walks on the doorstep including The Wayoh and Entwistle reservoirs. There is a cobbled driveway providing off road parking to the side with garage and outbuilding.
