The Story

MODERN LIVING
The attractive house dates back to 1969 and was built on land that was once the garden to a large country home. The property has been well maintained and has a fresh, modern style throughout. "We have carried out a lot of work here over the years: we have had new bathrooms and two new kitchens and we have had a light oak staircase installed, which looks lovely with the wooden flooring in the hall." The kitchen comes from Fifth Dimension in Cardiff, and has a contemporary style, with light units, a breakfast bar and Corian work surfaces. "It has integrated Siemens appliances and a white tile floor," she adds.

EXCELLENT SPACE
The property is entered from the front and visitors find themselves in the light hall with its cloakroom and useful storage space. There is access to the drawing room, which sits at the front of the house and has an enormous window. Further on is the kitchen breakfast room, which overlooks the back garden, and then the spacious sitting and dining room, which has French windows on to the garden. There is also a useful utility and laundry room. All four bedrooms in the main house are upstairs. The family bathroom is also here and the master bedroom has access to an en suite shower room. "We created the en suite bathroom in our bedroom and it has been great," she admits. "All the bedrooms have fitted wardrobes and space for a double bed."

VERSATILE ANNEXE
The annexe is very generous in size. It has its own front door and hallway, leading to the bedroom, sitting room, kitchen and bathroom. "My mum and dad lived here for 11 years, which worked very well for all of us. It was great to have them close by and they enjoyed having their own space," Ros recalls. The annexe could, however, have all sorts of uses. It could be let to long-term or holiday guests or it could accommodate visiting friends. "It could be ideal for someone with teenagers or for a new owner wanting to work from home," she points out.

HAPPY TIMES
Over the years, the house has been a great focal point for family celebrations and special occasions. "We used to have a lot of visitors and family parties here," says Ros. "It works well with the different rooms in the house for people to spread out into and the garden is lovely too because it is so wide. We have had lots of happy occasions outside, including barbecues for about 90 people." The house is not overlooked and the garden offers areas of decking and travertine terrace for sitting out. "We have enjoyed spending as much time as possible out in the garden," she adds.

COMMUNITY FEEL
Lisvane feels very much like a village, Ros suggests. It has a nice community feel, lots of activities, playing fields and a fete every year. Yet at the same time it is just eight or nine minutes from central Cardiff by train and just five or six minutes' drive from the M4. "We can be at Cardiff Bay in 10 minutes, the beach in 15 minutes and we have Caerphilly Mountain behind us," she says. "We are also well positioned for reaching the Brecon Beacons and West Wales. This is a very central place to live and we hope to stay in the area. We have just loved living here."

Setting The Scene

The gardens at the house are a major attraction. To the front there is block paved with ample parking and access to the double garage. At the back, there are places to sit out and dine, together with a beautifully manicured lawn, with an array of mature shrubs, trees and bushes.
