Property Description

Full description

Tenure: Freehold

Milton Mill is a magnificent, converted mill, which was brought into residential use approximately 25 years ago by the current owners. The property enjoys a wonderful rural setting, near the river Girvan, in a secluded part of rural Ayrshire, surrounded by the Blairquhan Estate. The conversion of the mill has been done in a sympathetic manner, using the finest quality tradesmen and architectural salvage. The doors and windows are all oak or pitch-pine, there are wonderful beams, wooden floors and spectacular features including wrought iron and timber balustrades, so while the work was carried out in the recent past, the result is a home with the ambiance of an established period property.

The accommodation is arranged over ground and lower ground floors. It is approached on the ground floor by a hall with a tiled floor. This leads into the drawing room, which has lovely views over the estate, exposed beams, a wood burning stove in an arched recess and a pitch-pine floor. The hall leads to 2 bedrooms; the master bedroom, which has an en suite bathroom with bidet, WC, basin and separate shower cubicle; and a further double bedroom, which has a staircase to the attic floor, which provides substantial storage space. From the hall, steps lead down to a utility room, with built-in dressers and cupboard space, space and plumbing for a washing machine, a sink and on to a side hall, which has a WC with basin.

From the ground floor, the principal staircase leads down to the lower ground floor. This has a further entrance with a double door inset with stained glass. There is a storage cupboard and a door leads into a guest suite, with a double bedroom and a bathroom. The principal room of the lower ground floor, is the kitchen/dining room. This has a 4-oven Aga (LPG), a double sink and a range of wall and floor units. There is an integrated electric oven with 4-ring, induction hob over and space and plumbing for a dishwasher. There is ample room for a large dining table and there is a large pine dresser and corner cupboard, both of which are included in the sale. Additional heating is provided by a wood burning stove on a slate plinth in the corner. From the kitchen a double door leads into the garden and there is a secondary staircase which leads up into the utility room.

There is a substantial, L-shaped outbuilding included in the sale. Approximately half of this has been upgraded in the last 3 years to include a hall, which leads into a substantial games room/music room, with 2 arched windows and 2 fabulous corner cupboards, one of which houses a wash hand basin. There is a wood burning stove. On the other side of the hall, there is a shower room with a large walk in shower cubicle and electric shower. NB it is understood that these works were carried out without either building warrant or completion certificate. An Indemnity Policy can be provided if required. The other half of the outbuilding provides wood storage and a large workshop with various fitted work benches, which are included in the sale. The building has a sliding door which leads to the parking area.

Milton Mill is approached from a private road through a wooden gate, which leads to a gravelled drive surrounding the property. The outlook of the garden is beautiful, with views over open fields towards the River Girvan. Behind the house is the original mill lade and a paved and gravelled path separates this from the mill. This is interspersed with some ornate iron work, which covers the path of the original sluice. The principal garden at Milton Mill is to the side and front. It is principally laid to lawn but there are some mature trees including Scots Pine. The lawn to the front of the house is part-owned and part-leased. The current owners intend to purchase the area currently leased (hatched blue on the enclosed site plan) and to complete the transaction prior to settlement.

Please note that there is a Right of Pre-emption in the title. For further clarification please speak to the selling agent.
