DIRECTIONS TQ9 7ES - From the centre of the village of Cornworthy, proceed along Abbey Road towards Tuckenhay and on passing Court Prior Farm on the left hand side, turn immediately right into Hot Hill Lane, which gives access to this land either over a green lane or a track, which ultimately leads down to the northern part of the land and Bow Creek foreshore. 

SITUATION The land is situated on the edge of the village of Cornworthy, between the villages of Dittisham and Ashprington in the South Hams area of South Devon.

The town of Totnes is about 4 miles away, Dartmouth some 4 miles to the south and the A38 dual carriageway expressway about 8 miles to the north.

DESCRIPTION Extending to a total of some 26.55 acres (10.75 hectares), as outlined in green on the site plan, this land has a combination of moderate and steep north, east and west facing slopes, with some glorious views over Bow Creek and the River Dart in the distance.

Access to the land may be gained off Hot Hill Lane or over a track into the southern corner of field number 4585.

The land has in the past been used for livestock grazing purposes, but offers the potential for equestrian/recreation/amenity use (subject to obtaining the necessary planning consent).

From the north east corner of field number 3213, there is access into a foreshore area of Bow Creek, the current owners having kept a boat for access onto the water from here in the past.
 

PUBLIC FOOTPATH There is a public footpath which runs along the north boundary of field numbers 0512 and 3213 and along the east boundary of field number 4585 (this also acting as a vehicular track to provide access to the northernmost part of the land). 

ENVIRONMENTAL STEWARDSHIP SCHEME The land is subject to an Entry Level Enivornmental Scheme agreement which commenced 1 October 2013 and terminates on 31 September 2023. The buyer(s) will be required to take over this agreement on purchasing the land. 

BASIC PAYMENT SCHEME The land in the past was registered for the purpose of the Single Farm Payment Scheme, however there are no Single Farm Payment entitlements being offered for sale with this land.
