Full description

Tenure: Freehold

With frontage to and direct access from the minor Council maintained roadway which leads from Gwills to Trevoll, The productive land is contained within five level or gently sloping field enclosures which are all down to pasture except one which has been reseeded for grass.

A stone built building, believed to have once formed part of a farmstead, is located in a sheltered position against the western boundary in the southernmost enclosure.

SITUATION
The land is situated about 1 miles south of the harbour town and popular coastal resort of Newquay and approximately 2 miles north of the village of St. Newlyn East.

The National Trust's historic Trerice Manor is less than half a mile from the land and the A3058 which links to the main A30, is about 1 miles to the east at Kestle Mill.

THE LAND
The land comprises a single block extending in area to 32.10 acres or 12.99 hectares or thereabouts.

Being mainly organic registered, with the exception of just over 5 acres which has recently been reseeded in grass, the majority of the land is suitable for growing arable crops and/or grass for livestock and in addition, against the eastern boundary is a strip of amenity/woodland with frontage to a tributary of the River Gannel and suitable for wildlife conservation, the creation of ponds or lakes, sporting etc.

The productive land is Grade III on the Land Classification Map for the area and is contained with five convenient size level or gently sloping field enclosures with Cornish stone and earth hedge boundaries.

The stone built building, located in the southernmost enclosure adjacent to the western boundary, is believed to have been part of a former farmstead and in recent times has been used for agricultural purposes adjacent to a concrete block built cattle housing area which now has no roof.
