DESCRIPTION

The land extends to 1.7 acres or thereabouts ("the Land") and is located off Hoghton Lane, between the villages of Higher Walton and Coupe Green in Central Lancashire.

The Land currently comprises two private residential dwellings (a three bedroom house and attached apartment) and three substantial buildings used for equestrian related activities (predominantly a large indoor exercise area and stabling). To the north of the site is an area of hardstanding, along with an all-weather ménage.

The Land is situated to the north of Hoghton Lane, from which the current (and proposed) access is taken. There is a third party private dwelling to the east of the access, otherwise the Land is surrounded by agricultural grazing/paddock land owned by the Vendor.

PLANNING

Full planning permission was granted by South Ribble BC on 22nd April 2015 for;

"Erection of 15 No. two storey dwelling houses with associated parking following removal of existing equestrian buildings"

Whilst full planning consent has been obtained, it is recognised by the Vendor that a purchaser may wish to amend the approved details to suit their requirements.

LAYOUT

The consented scheme utilises the current site access. Demolition of a small outbuilding is required to comply with the planning consent.

To the west of the existing entrance are two private dwellings, owned by the Vendor. Proposals may exclude these dwellings, but the Vendor will also discuss with purchasers potential to include this land to bring forward additional development.

Any future layout must provide a right of access to the Vendor's retained land beyond the northern boundary.

TENURE

The Land is believed to be freehold and is currently unregistered.

ACCESS AND SERVICES

The Land will be accessed directly from Hoghton Lane, an adopted highway.

It is understood that mains services are available within Hoghton Lane, however purchasers will need to make their own enquiries as to their suitability and capacity.

GROUND INVESTIGATIONS

The site was purchased by the Vendor as bare agricultural land and the buildings subsequently erected and use of the Land since it was acquired have been for agricultural or equestrian purposes.

No intrusive ground investigations have been undertaken by the landowner.

S106 and CIL

A S106 Agreement accompanies the planning consent and details the off-site Affordable Housing contribution of £366,786, payable on first occupation. The sum payable has been calculated by reference to the permitted scheme of 15 units. Further discussion with South Ribble is anticipated once a preferred purchaser has been identified.

The planning consent contains various conditions that should be considered by the Purchaser before making any offers.

There are approximately 1600 square metres of existing, in-use buildings on the site. Any development proposal exceeding such a footprint is likely to attract CIL and any offer should detail the anticipated CIL liability.

SALES PROCEDURE

The Vendor is seeking offers on the basis that the principle of residential use has been established on the site.

The Vendor will consider offers that are conditional on acceptable ground conditions and the Purchaser obtaining a suitable planning consent.

Offers should make any conditionality clear in the proposal and would preferably be accompanied by an indicative layout.

The total purchase price is to be payable on completion.
