Tenure: Freehold

A rare opportunity to acquire a stunning 21.48 acres of grazing and a useful building in the New Forest National Park, all with direct access onto the open forest

Situated in the village of Godshill, a wonderful location within the New Forest and surrounded by the designated National Park, the property enjoys spectacular views of Hampton Ridge. The land abuts the Open Forest at Newgrounds, giving direct access to the abundance of footpaths and bridleways across the heaths and woodlands for which the Forest is renowned, offering perfect opportunities for walking and riding.

From the peace and tranquillity of this setting, the M27 is only 8.5 miles, giving a direct route to the M3 and London. The mainline rail service from Salisbury is 12 miles.

Godshill village is on the western escarpment of the New Forest National Park and retains strong links with commoning traditions. There is a local shop and leisure centre at Sandy Balls. Fordingbridge is 2 miles with a range of shopping and health facilities and the larger market town of Ringwood is 7 miles.

The land is easily accessed from two points on the Southampton Road. The main entrance leads to the three bay general purpose barn, which measures approximately 20.88m by 13.67m. This building has a concrete floor with exterior hard standing and offers an excellent range of storage options for both machinery, hay and straw. There is a third entrance from the road along Well Lane and a fourth to the Open Forest at Newgrounds.

Spreading largely south and east away from the building, the land forms approximately 21.48 acres of grassland currently used for hay. The land itself offers a number of gently undulating fenced paddocks with the Forest Right, Common of Pasture. The property has mains water and electricity.

There is an overage agreement on the barn and land. Please speak to the agents for further details.

Acreage: 21.48 Acres

From the East take Junction 1 of the M27 to the New Forest

Following the B3078 for about 3.8 miles, continue past The Fighting Cocks public house and the land can be found on the left hand side opposite St Giles Chapel in Godshill.

From the West, leave the A338 at Fordingbridge, turning east onto the B3078 signposted Godshill. After about 1.8 miles, turn right opposite St Giles Chapel in Godshill.
