Bromeswell, Nr Woodbridge, Suffolk

Withdrawn from Market £150,000

Property Description

Full description

Tenure: Freehold

Planning permission has been granted for the change of use of an existing field to provide three units of holiday accommodation in the form of woodland chalets with a new vehicular access off Common Lane. Each of the chalets will comprise an open plan kitchen/dining area and living room, two bedrooms, a bathroom and covered decked areas. In all, the site extends to approximately 0.8 acres, subject to measured survey.

Location The site currently forms part of the extended gardens and grounds of Bromeswell Corner and is set along Common Lane in the village of Bromeswell, just outside Woodbridge. Bromeswell is a small village, three miles from Woodbridge, bounded on the west by the River Deben. Bromeswell, which benefits from a restaurant, The Unruly Pig, and a golf club, is the gateway parish for the environmentally sensitive district known as the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty with its protected rural landscape. There are numerous walks nearby, with Rendlesham Forest being just 10 minutes away. The site lies only a short distance from the World Heritage Site of Sutton Hoo; the burial ship of the Saxon King Raedwald. Bromeswell is well positioned to provide easy access on to the A12 trunk road or, alternatively East Suffolk's Heritage Coast.

The nearby popular and historic market town of Woodbridge benefits from an excellent choice of primary and secondary schooling together with a railway station and a wide range of shopping facilities along the Thoroughfare in the heart of the town. Woodbridge is also a popular destination for sailing as it sits on the banks of the River Deben which is probably best known for its iconic Tide Mill building. The County Town of Ipswich is approximately 11½ miles to the west, and Inter City rail connections from here to London's Liverpool Street take just over the hour.

Description Planning permission was granted by Suffolk Coastal District Council on 8th July 2015 for the change of use of an existing field to provide three units of holiday accommodation in the form of woodland chalets together with a new vehicular access off Common Lane. The planning permission reference is DC/15/1308/FUL, a copy of which is included within these particulars.

Condition 3 of the planning permission confirms that the chalets must be used for holiday letting accommodation and for no other purpose, with the duration of occupation by any one person or persons not exceeding a period of 56 days in total in any one calendar year.

The consented scheme provides for three 2 bedroom woodland chalets, that are to be constructed within an established woodland setting. Each of the proposed chalets extends to approximately 600 square feet (55.75 square metres) with the accommodation comprising an open plan kitchen/dining area/living room, together with two bedrooms and a bathroom. Steps will lead up to the chalet and there will be covered decked areas on the front and rear elevations. Extracts of the site, floorplans and elevations, which accompanied the planning permission, are included within these particulars.

Prospective purchasers should note that the vendors will include covenants within the sale contract to ensure that only three chalets are built on site, and that the chalets can only ever be used for holiday accommodation.

Potential Letting Income Suffolk Secrets, an established and well regarded holiday lettings specialist, advise that the potential gross income for each of the chalets could be £13,958 in year one and £16,263 in year two. Further details on this are available on request-www.suffolk-secrets.co.uk

Viewing The site is currently used as paddocks, with horses grazing. An inspection from the public highway is possible, but prior appointments will be necessary if access to the whole of the site is required.
