The Property
Woodlands is a charming detached house that was built by JJ Lattimer in 1999 to the current owners' specification. The property has been well-maintained and offers bright, spacious and flexible accommodation. Situated on the edge of the village the property benefits from open rural views yet the convenience of easy access to local amenities. In addition the property offers a ground floor bedroom and shower room together with an adjacent sitting room which could easily be converted to form an independent annex if required and subject to the necessary approvals.

The front door opens into a welcoming entrance hall which has a staircase leading up to the first floor and gives access to the main reception rooms, the ground floor bedroom and shower room and a generous under stairs store cupboard. There are two main reception rooms, one of which has a fireplace with gas stove, both enjoy views over the rear garden and open countryside beyond. These reception rooms are currently used as a drawing room and sitting room but one could equally be used as a formal dining room or could be combined with the downstairs bedroom and shower room to provide a suite of rooms. To one side of the hall there is a spacious kitchen/breakfast room which has a window overlooking the front garden and glazed double doors into the conservatory. The kitchen is fitted with a comprehensive range of units including a breakfast bar, 1 bowl sink and drainer, ceramic hob and oven, is plumbed for a dishwasher and has space for a fridge/freezer together with a dining table and chairs for everyday dining. Off the kitchen there is a large utility room which is fitted with a range of units, single sink and drainer, is plumbed for a washing machine, has space for a tumble dryer and has doors to the attached garage and to the side garden. The conservatory offers a charming room from which to enjoy the garden and views at all times of the year, has practical tiled flooring and French doors leading out to the terrace and rear garden. A study, fitted with a desk unit and range of storage cupboards and filing drawers offers an ideal place to work from home if required. The dual-aspect ground floor bedroom has views over the rear and side gardens and the shower room is fitted with a shower, wash hand basin and WC.

Stairs from the hall lead up to the bright first floor landing, bathed with light from a large window on the staircase. The triple-aspect master bedroom enjoys elevated views over the garden and beyond, benefits from built-in wardrobe and cupboard and an en-suite shower room with electric shower, wash hand basin, bidet and WC. There are three further double bedrooms all of which benefit from excellent storage. These bedrooms are served by a generous bathroom fitted with a double-ended bath, separate shower cubicle with electric shower, wash hand basin and WC. Off the landing there is a useful airing cupboard.

A pillared entrance with pedestrian side gate leads to a block-paved drive that leads to a parking and turning area at the front of the house. The attached double garage has two electric doors, window to the side and a door to the greenhouse.

The front garden includes generous lawned areas on either side of the drive with Red Sentinel trees and attractive lavender-filled borders. A combination of mature boundary hedging, fencing and trees provide privacy and shelter.

To the rear there is a generous, enclosed garden with open rural aspect, lawned area, border planting and mature trees, including a magnolia and a selection of plum and apple trees, and a productive vegetable garden. A large flagstone terrace and further gravelled garden provide areas to sit and enjoy the peaceful setting and far-reaching views.
