HOW TO GET THERE TQ3 3YE - From Totnes, take the A385 towards Paignton and Torquay. Leave the town and at True Street Corner, bear left for Berry Pomeroy and continue through the village. A mile from Berry Pomeroy, turn right at Glazegate Cross into Blagdon Road. After 0.8 miles, turn sharp left into Bell Lane where Bell Barn is immediately on the left.

From Torbay [Tweenaway crossroads/traffic lights] take the A385 Totnes road. Pass the BMW garage on the left and take the next right, by the primary school, into Blagdon Lane. After 0.8 miles, turn right into Bell Lane where Bell Barn is immediately on the left.

From Exeter/M5: Leave Exeter on the M5/A38 southbound and approaching Telegraph Hill where the road divides, bear left on the A380 [Torquay]. From here, continue for 17½ miles and at the traffic lights, turn right onto the Torquay bypass [Hamelin Way and Hellevoetsluis Way]. At the second roundabout, take the third exit [Marldon]. Drive through Marldon [crossing a roundabout and a mini roundabout] and after 1.9 miles, turn left at Glazegate Cross into Blagdon Road.

BLAGDON Blagdon is a sprawling hamlet of farms and cottages close to Berry Pomeroy in glorious open countryside and a mile and a half from the edge of the seaside towns of Torbay and their beaches. Exeter/M5 is within half an hour following the opening of the South Devon Highway. Totnes, about three miles away, is known as an Elizabethan town but has much earlier origins with a castle, a wonderful position on the River Dart and a main line railway station. It has a well-regarded community college, full range of shops, a weekly market and a wide choice of cultural facilities.

THE PROPERTY Bought for conversion 1986/7, Bell Barn is a fine example of a traditional building constructed of the beautiful red stone used in and around the Torbay area. It is a large detached barn which should suit a variety of buyers. It's a country house; it's a family home; it's a property suitable for an elderly relative - there's a lift to the first floor. Bell Barn's large and spacious rooms on three floors include a magnificent sitting room overlooked from a gallery library room, three bedrooms and three bathrooms and the house has gas central heating, a stone fireplace in the sitting room and a gas Aga in the kitchen. The grounds extend around three sides of the building and include a pond, an orchard, expanses of grass and terraces outside the sitting room and the conservatory.
