SITUATION Forest Lodge is situated in a delightful setting on the fringes of Bovey Tracey and the open moor of Dartmoor National Park. The property is positioned in a secluded semi rural setting with a shared private gated entrance. Forest Lodge was built in 1927 by the renowned Devon Author, Archivist and Historian, Hugh Watkin. Forest Lodge was originally one house call Hummersknott, the name was transferred from Mr Watkins property in Chelston, Torquay but it is not known where the name originates.
It is believed that the land was originally part of the then larger Parke Estate. How Watkin came to own/purchase the land is not certain but he had been working as an Archivist at Parke following the discovery of Medieval documents when the front of the house was being remodelled.
Hugh Watkin was born in Warwickshire in 1868 and at the age of 3 months his whole family went to live in Russia, he then re-appears in the UK on the 1901 Census. Whilst in Russia he married a Russian Princess, Amy, (an anglicised version of her Russian name) bearing in mind the turbulence of the recent Russian Revolution and downfall of the Russian aristocracy.
The house was built for Amy to make her feel safe and secure, this is particularly noticeable in the unusual panelled octagonal drawing room which has no windows and is lit by an octagonal lantern roof light. Other security features in the original garage have long since gone. You will also notice the Russian influence on the unusual wrought iron gate pillars at the entrance to the house. The house itself is the epitome of 1920's styling.
Hugh Watkin became President of the Devonshire Society (still very much in existence today) in 1918 and continued to live in the property until his death in 1937. Amy continued to live in the house until she passed away in 1950. In 1952 the property was auctioned and split in to four properties which have since become three.

ACCOMMODATION The accommodation is both spacious and versatile and incorporates an entrance porch with door leading to the main accommodation. There is a spacious open plan dining room/sun room with views over the garden and door leading through to the unusual octagonal wood panelled sitting room with glass lantern dome and open fireplace. Leading from this room is a further inner hallway with two spacious double bedrooms and a bathroom. A fitted kitchen leads from the dining room and there is a further utility room and cloakroom with W.C leading from the entrance porch. The First floor incorporates a further bedroom with built-in storage cupboards and a large bathroom. The property will require some updating and offers potential for alteration STPP.

OUTSIDE The property is situated in a delightful setting with a gated entrance shared with the attached property leading into the private driveway. There is an octagonal large area of lawn to the front of the house which is enclosed by established hedging and trees. From the front garden there are steps leading to an overgrown garden which enjoys an Italian style influence with terrace area leading down to what was once a sunken swimming pool. This leads into a wooded area. In total approximately 0.8 of an acre
