DESCRIPTION
The land at Silver´s Lane comprises a total of 28.96 hectares (71.57 acres) or thereabouts of productive arable land in a single block, between the villages of Murrow and Parson Drove in Cambridgeshire. The land at Silver´s Lane is especially suited to growing cereals and sugar beet but has some flexibility for a wider range of cropping. There are tracks throughout the land, making all fields highly accessible from either the County metalled road or internal roadways.

LAND
All the land is classified as Grade 2 on the MAFF Land Classification Plan, Sheet 124, Provisional Edition. The soils are listed in the Soil Survey of England and Wales as belonging to the Dowels Association, described as stoneless clayey soils, in places, calcareous, often over peat. Some calcareous coarse and fine silty soils suited to growing cereals, sugar beet and some other arable crops.

GENERAL REMARKS AND STIPULATIONS
TENURE AND METHOD OF SALE
The land at Silver´s Lane is available Freehold with Vacant Possession being available on Completion. The farm is to be sold by Private Treaty, available as a Whole. Exchange of Contracts and Completion will take place as soon as possible following acceptance of any offers.

BASIC PAYMENT SCHEME (BPS)
The land is registered on the Rural Land Register. The Seller will transfer the relevant number of Entitlements to the Buyer(s) in anticipation of the 2017 claim, subject to the Basic Payment Scheme Regulations. Details of the Entitlements are available from the Selling Agents.

CROSS COMPLIANCE

There will be Holdover on the land until 31st October 2016, following Completion.
