Land for saleWest Street, Coggeshall
Withdrawn from Market £660,000
The properties benefit from large open plan living space including open plan kitchen, utility room, master bedroom with en-suite and separate bathroom to the ground floor, along with an integral garage. Whilst to the first floor there are three further bedrooms with bedroom two benefitting from an en-suite and bedrooms three and four are serviced by a family bathroom.
The open plan living space to the ground floor as planned would have a large open vaulted ceiling and is proposed to have substantial glazed elevations to the rear to enjoy the countryside views. It is understood that whilst the permitted development has been obtained for two dwellings under the GPDO permitted development order class 3. This allows for the conversion of redundant agricultural buildings to dwelling houses to a maximum floor area of 450sq.m and a maximum allowance of up to three dwellings. Alternatively the barn could be converted into one substantial property in semi rural setting.
In addition to the barns there is available for separate negotiation a one acre parcel of grazing land to the rear of the barns which would be made available to the purchasers at an additional cost of £50,000.
Agents note We understand that the additional one acre parcel of land will be covenanted with an overage clause of a 75% uplift in value should planning be obtained for additional dwellings upon this parcel of land.
The private entrance drive is shared with equal responsibility for maintenance that presently serves three dwellings plus the redundant agricultural barns for sale.
The purchasers will be responsible for all fencing and services to the barns and we believe the barns to have asbestos cladding which would be at the purchasers cost to dispose of in an environmentally responsible way.
The CGI images shown have been produced by our clients architects Stanley Bragg LTD for indicative purposes only and these may be varied dependent upon the purchasers chosen internal layouts and designs.
