Full description

HAYLE HARBOUR

This is an exceptional opportunity to acquire a major development opportunity in Hayle, West Cornwall. Being offered for sale in lots, the site benefits from a grant of outline planning consent covering c. 36 acres of land and to include a scheme of up to c. 800 residential dwellings, 3,000sqm of retail floorspace, 18,500sqm of business floorspace, and 5,500sqm of leisure floorspace. The entire scheme benefits from stunning views across the river estuary combined with immediate access to the golden sandy beaches of St Ives Bay.

Cornwall Council have already invested significantly in the scheme by providing new infrastructure including a new bridge, spine road, repair works to the historic harbour walls and a new quayside walkway which was completed in 2013. The site broadly divides into three separate areas - North Quay (c. 9 acres), Hill Top (c. 9 acres) and Riviere Fields (c. 20 acres).

METHOD OF SALE

The land is offered for sale by private treaty. Offers are invited for individual parts of the site, although consideration may be given to offers for the whole. Prospective purchasers are encouraged to contact the agents to discuss their requirements.

HAYLE

Hayle surrounds a beautiful estuary on the edge of St Ives Bay in West Cornwall, approximately 5 miles from the south-east of St Ives. The town of Hayle has a remarkable history and the harbour has been at the centre of it. The town grew around what was originally a natural estuary and became a major centre of industry and trade in the nineteenth century. Today it has international significance as one of 10 designated areas within the Cornwall and West Devon Mining Landscape World Heritage Site (WHS).

Hayle is well connected, close to the A30, the main train line and park and ride facilities. It also has a unique landscape setting including the estuary, the 'window on the Atlantic' and quite arguably the best beaches in Cornwall. It sits within an area of special ecological importance that has the potential to be a strong element of the Hayle brand and also enhance the quality of life of those who live there. The Wave Hub project together with the fishing industry means the town has unique and sustainable resources to draw on in its regeneration. There is significant demand and capacity for a range of residential, commercial and leisure uses on the site and the potential to deliver a stunning scheme.

PLANNING & TECHNICAL

Outline planning consent was issued in June 2010 (Ref. W1/08-0613) for the "Redevelopment of harbour and land to the north and east to provide a mixed use development incorporating retail space, business space, residential, general industrial, storage and distribution, creation or marina and commercial harbour & associated access works." Additional consents and S106 agreements have been issued since the grant of the above consent, relating to the site in part or whole.

A full technical pack including details of the planning papers, all permissions, S106 agreements, utility information, topographic survey, ground report, etc is available from the agents on request.
