The Main House Plot
Full planning consent for the creation of a new contemporary residence of some 6,175sq ft (574 sq m) situated at the heart of the Estate. The permission was granted by Suffolk Coastal District Council (ref: DC/15/2981) on 5.11.2015 for the conversion of an existing steel frame agricultural building to a dwelling.
The plans for the consented dwelling were prepared by Martyn Goodwin RIBA of KLH Architects and extracts from the plans, together with CGI images, are included in these particulars. They suggest a light and stunning open plan layout with a high quality presentation and accommodation enjoying far reaching views, which includes an open plan kitchen/breakfast room, sitting room, study and games room with a total of five bedrooms, five bathrooms, impressive indoor pool and underground garage.
The architects report the following floor areas:
Basement - 92 sq m (of which 65 sq m is garage)
Ground Floor - 397 sq m (of which 80 sq m is pool room)

The property is approached via a long driveway which sweeps through an area of woodland before rising to the house and access to the proposed subterranean garaging. The Arable Land

The Woodland
The Estate benefits from some 14.75 acres (6 hectares) of mature and semi-mature woodlands with an area of mixed mature woodlands forming the southern boundary to the Estate and running adjacent to the Newbourne Springs Nature Reserve. Location

Approaching Ipswich on the A12 from Essex, turn right onto the A14 at the Copdock interchange and proceed over the Orwell Bridge. Turn off at the second interchange junction back onto the A12 signed to Woodbridge. At the next roundabout, turn right signed to Waldringfield.
