Tenure: Freehold

Located on the edge of Cardinham Woods the property has a peaceful setting along a quiet lane. The village of Cardinham is only a short drive away which has a parish church and primary school. Cardinham offers a convenient location within a little over five minutes drive from either the A30 trunk road to the south or the A30 trunk road to the north. This gives quick and easy access to the heart of Bodmin (about ten minutes) and after joining the A30, the city of Exeter at its junction with the M5 motorway is less than an hour's drive.

This modern detached bungalow was built by the current owners in 1990 and has since been extended with a large kitchen/breakfast room to one side.

The front door opens to the entrance hall which has a built in airing cupboard housing the hot water storage cylinder and there is a good sized cloakroom with w.c and wash hand basin. A door opens to the second reception room which has a slate fireplace with inset wood burner which has a back boiler heating the hot water. A door leads through to the main reception room which is double aspect and enjoys lovely views across the gardens to woodland. Sliding patio doors to one side open on to the terrace. A further door opens from the second reception room to the large kitchen/breakfast room. This is a lovely triple aspect room which has French doors at one end opening to the terrace. The kitchen is fitted with a good range of wooden Schreiber panel fronted floor and wall cabinets with roll edge worktops incorporating a stainless steel sink unit with mixer tap. There is an integrated Bosch eye level electric double oven, hob, filter hood and fridge freezer and an AEG integrated dishwasher. There is also plumbing and space for a washing machine.

At the other end of the entrance hall there are three double bedrooms, two have night storage heaters and one has a wall mounted electric heater. The family bathroom has tiled walls and a white suite comprising a corner bath with shower head taps, w.c., wash hand basin and a separate shower cubicle.

The paved terrace overlooks the beautiful gardens and has stainless steel balustrades with glass panels around. It extends along the rear of the bungalow and then a few steps lead down to the garden.

At the front to one side of the property a double width sloping drive leads down to a detached double garage which has an electric door, electricity laid on, inspection pit and a side pedestrian door. The garage measures 19'6" x 16'6" (5.9m x 5m).

There is a further detached single storey building comprising a potting shed measuring 11'6" x 7' (3.5m x 2.1m) and a workshop measuring 11'6" x 20'9" (3.5m x 6.4m) both with power and lights laid on.

This is an attractive stone built two storey building which has been practically re-built by the present owners to current building regulation standards. It has been re-roofed and has an entrance door on either level. There are two side windows and two Velux windows on the first floor. Internally the barn needs completion and fitting out however the most expensive work is considered to be done. This barn would make an ideal holiday let subject to the suitable permissions being obtained.

The beautiful gardens need to be seen to be appreciated. They extend to approximately 1.25 of an acre and are mostly laid to lawn. They lead down to the stream at the bottom boundary and beyond this is Cardinham Woods. At one end of the garden there is a pretty summerhouse with a paved patio area to the front and a greenhouse nearby. On the other side of the garden is a large spring fed pond which has a raised bank on the lower side with many mature shrubs, wildflowers and trees such as Acer. The pond is well stocked with lots of lily pads with many currently in bloom. Adjoining the lane on the higher side of the gardens there is a further parking area for several cars and a tractor shed to the far side of the boundary. A mature hedge separates a higher garden area which is also laid to lawn and has a central planted flower boarder and leads back to the brick paved path which wraps around from the terrace to the front of the property which is screened from the lane by a retaining wall and well stocked bank.
From Bodmin take the A389 to Carminnow roundabout and then take the A38 towards Plymouth. At the roundabout take the first exit left towards Cardinham and Mount and follow this road past the turning on the left to Cardinham Woods, through Fletchers Bridge and up the hill the other side. At the top of the hill take the left hand turning to Cardinham. Go a short way down the hill and you will see a lane branching off to the left. Take this road down to a T junction, Turn left here and follow the lane down and then branch off left again signposted to Milltown Farm and Goat House. Glynnwood is the first bungalow on the right straight after Milltown Farm.
