A New Direction

Taking full advantage of a prime riverside location, the regeneration of Royal Arsenal over the past decade has transformed one of the nation's most historic military establishments into one of the capitals largest and most exciting waterfront developments.

One of the many converted Listed buildings are those forming 'The Grand Store' which is an imposing complex of warehouses constructed between 1806 to 1813 with their brick and Purbeck Stone construction being expensive and lavish for the time.

Building 36 forms the central and most prestigious part of The Grand Store complex and can be found in much of its original form with relatively little external alteration having taken place to this Grade II listed building.

The Property

Accessed initially via large Iron security gates through to the 'Golden Courtyard' which is surrounded by the imposing former warehouses dating back to the 1800's.

Building 36 has 3 entrances and the flat can be found via the west entrance which still has the original large oak doors as a feature to the entrance.

Once inside the flat the hallway gives access to the bedroom, built in understairs cupboard, utility cupboard and stairs to the upper floor. The current owner has replaced the flooring in the hall with good quality oak flooring which runs through into the bedroom.

The bedroom has lots of exposed brick work and Purbeck Stone showing the rawness and strength of the building, along with the exposed oak beams. The room has the bottom section of two sash windows for light and ventilation. This a really good sized bedroom with ample space for the required bedroom furniture.

Tucked in the right hand corner as you enter the bedroom the ensuite bathroom has a luxury feel with 'Villeroy & Boch' sanitaryware with chrome fittings, grey tiles to the walls and floor.

Take the stairs to the 1st floor to find the cloakroom/WC, a really useful walk in storage cupboard and a door to the living room.

The living room has equally as much charm and character as the bedroom with exposed brick, oak beams and the top section of the two sash windows which are arched. The flooring in here is also the good quality oak floor to match downstairs.

In the corner of the room is the fitted designer kitchen with built in appliances to include a ceramic hob, oven, extractor, fridge, freezer, dishwasher and microwave, a compact space but sensibly laid out.

This is a lovely flat and a great size at 745sqft so don't miss out on buying a bit of Royal Arsenal history!
