SITUATION:
The property is situated in the Avon Valley on the western boundary of the New Forest National Park, just north of Fordingbridge, 6.3 miles (10.0 km) north of Ringwood and 8.8 miles (11.7 km) south of Salisbury.

DESCRIPTION:
The Hampshire Avon is nationally renowned as one of Britain's premiere coarse fisheries. Whilst the river is perhaps best known for its superb roach fishing, there are good numbers of barbel, bream, carp, chub, dace, perch and pike also present.

The river rises in the Vale of Pewsey from chalk springs on Salisbury Plain and the high groundwater content of the flow means that for significant periods of the year the water runs clear. The river supports one of the most diverse aquatic habitats in Britain, and its special quality is recognised by the fact the Hampshire Avon is both a Site of Special Scientific Interest (SSSI) and a Special Area of Conservation (SAC). The course of the river has become braided in the middle reaches where old water meadow channels exist. The high water quality ensures there are good fly hatches and there is plenty of interest for those in pursuit of trout and grayling. The Hampshire Avon also holds some salmon, which can be seen jumping up the slipways of the nearby weirs.

The property has vehicular access and includes the right to fish 230m of the Hampshire Avon from the right bank (where the river is about 27m wide) and about 5.97 acres (2.42 ha) of land which comprises a parking area, a maintained path along the riverbank and an area of wetland with two ponds.
