The land and houses are located in Low Moor, a civil parish in the Bradford Metropolitan Council. The site is approximately 2 ½ miles south of Bradford, 6 miles north east of Halifax and 14 miles south west of Leeds.

The site fronts on to Huddersfield Road which is a major 'A' road leading to Bradford City Centre and benefits from a good public transport service and local amenities.

The surrounding uses are predominately residential with commercial uses adjoining (one of which has a live planning permission for residential development) to both the north and south boundaries of the site.


Description
The site is generally flat and comprises of predominantly grassed areas with a pair of 2 ½ storey, Victorian, semi-detached houses (1 x 4 bed & 1 x 3 bed) located on the eastern boundary and associated outbuildings in front. The boundary of the site is secured partly by a stone wall and the remainder by metal fencing.

The site extends to approximately 0.5 acres.


Site & Planning History
There have been two previous residential planning applications on the site. In 2007 the site was granted outline planning permission for the construction of 14 new dwellings. This permission was followed by an application for 9 dwellings which was approved in 2013. The current application is effectively an extension to the 2013 approval.

To our knowledge the garden area has always been used as such and therefore we expect there to be no contamination, but interested parties are advised to make their own enquiries.

The site is unallocated and does not fall within a conservation area. There are no trees on site and known TPO's within the immediate vicinity.


Current Planning
The site benefits from an outline planning permission for the demolition of outbuildings and the construction of 9 no. dwellings (8 no. semi-detached and 1 no. detached dwellings with associated parking) and is subject to reserved matters approval. The approval was received on 19 April 2016 and is valid for a period of 3 years.
