Kitchen
The house at Mill Bank dates back to the 1960's and has been updated by the current owners. “It is a lovely house, which is always filled with light and is a real sun trap because of its large windows and south facing position,” says Sue. “We have worked our way through it, making it much more contemporary, enlarging the kitchen, for example, and brightening everything up. We also had a contemporary kitchen installed.”

Drawing Room
The magnificent drawing room is a wonderful space, with a high sloping ceiling, beams and doors that open up on to the garden. It opens into the dining room, which also has French windows. “There is a huge wood burning stove in the drawing room, which is lovely in the winter months” she adds. “And because we have our own woods we never run out of logs.”

Ground Floor Accommodation
The ground floor of the house offers versatile accommodation. This includes a study and library, which can be used as bedrooms, as well as the drawing room, dining room and kitchen breakfast room. There is also a shower room and utility room and access through to the leisure complex, where there is an additional shower room and a Jacuzzi. Upstairs, there are two additional bedrooms and a family bathroom. “The flexibility of the rooms has worked well for us, at Christmas we had nine people staying here for a week and everyone was very comfortable.”

Gardens
Much of the living goes on outside and Mill Bank has been the setting for many important family occasions. There have been long summer days with friends, dining on the terrace, playing on the grass and enjoying the leisure complex.“We had massive parties here for my 60th birthday and our ruby anniversary, that was a lovely day, where everyone was out on the terrace or swimming in the pool” she says. “Our daughter was also married here; we had a big marquee out in the paddock and about 100 guests.”

Equestrian Facilities
Both Sue and Tony were keen horse riders when they arrived at Mill Bank and they have developed the property so it now includes excellent equestrian facilities. “We moved here with horses and this place was ideal because the area is great for riding. We then went on to build the ménage, stables, tack room and hay store.”

Land
The land at the property is divided into three paddocks with its own separate gate access. This means a new owner not keen on equestrian pursuits could quite easily let the facilities out. “I loved having all of this here,” says Sue. “I even competed at dressage from home: filming myself, uploading it and then being judged – and I came first!”

Beauitful Wye Valley
Tony points out that despite their peaceful surroundings, they are also well positioned for reaching the M4, Cardiff and Bristol. “This is such a lovely part of the world yet we can travel to other places easily,” he says. “We have the beautiful walks of the Wye Valley right on the doorstep and the most fantastic pubs and restaurants and this is a very social area if you want to get involved in what is going on. For me, however, it is the setting that makes it so special, I can sit in my study or out in the garden looking at the scenery for hours – the views are just astounding.”

Setting The Scene
Mill Bank is set in magnificent grounds. To the front of the garden is a large terrace to enjoy the scenery, it is the laid to lawn and has mature shrubs and trees. To the side there is woodland area, which is enchanting. To the rear there are equestrian facilities, with a ménage, stables, tack room and hay store all with water and electricity; the land is divided into three paddocks with its own separate gate access; the leisure complex is fantastic, with a 32ft heated swimming pool. It has four double patio doors on to the garden, its own shower room and changing rooms.
