A great opportunity to purchase a quintessential Cornish cottage which is conveniently situated in the centre of the picturesque village of Altarnun. This village is famous for, amongst other things, being featured in the Doc Martin TV series when the church (known as the Cathedral of the moors) was used in the filming of his wedding. The village also offers an art gallery, shop, tea room, along with a village primary school.
The present owners moved in to this end terrace Grade II listed property during 2010 and have sympathetically had the front windows replaced. The flagstone floors to most of the ground have also been lifted and a damp proofing introduced. The kitchen has been refitted with a selection of both floor and wall mounted cream coloured shaker style units with a solid wooden working surfaces in place. The electric cooker, which is included in the sale, has an extractor fan over. There is plumbing and space for a washing machine and dishwasher. This room leads on to the separate light and airy dining room that benefits from views overlooking the rear patio garden and field beyond. In the living room there is a beamed ceiling and an original granite fireplace with a wood burning stove installed within the hearth and a mantle over. A comfortable window seat allows a perfect vantage point. From this room stairs ascend to the first floor accommodation.
Upstairs there are three bedrooms, two of which are double in size and a third, unusually shaped single room, which our vendor currently uses as an art studio. A tiled family bathroom has had a modern white suite fitted with an electric shower and glass screen over the white panelled bath.
Outside to the rear there is a pleasant paved patio garden area perfect for outside dining in the warmer summer months. A short distance from the property there is a small patch of land that could make a great allotment space for growing plants and vegetables etc.
The A30 dual carriageway which is positioned within one mile of the property runs to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. The Cathedral City of Exeter is approximately 49 miles distance, or about an hour drive and has a more extensive range of shopping and leisure facilities, as well as access to the M5 motorway, mainland rail network to London (Paddington).
From Launceston Town Centre proceed along the A388 (Western Road). Upon reaching Pennygillam roundabout take the first left hand exit, signposted towards Bodmin. Continue heading towards the A30 for approximately 8 miles (passing the Esso Garage on the left hand side) and take the left hand exit signposted Altarnun/Five Lanes and Trewint. Follow the signs into the village of Altarnun passing the art gallery on the left hand side and Penpont Lodge will be identified a short distance along on the right hand side.
