Tenure: Freehold

Situated in the heart of this highly desirable estuary village, a fully renovated and improved 5 bedroom house with a large garden and parking. Presented in excellent order, extremely well insulated and efficient, the property is believed to have been constructed in the 1800s and retaining a number of period features including exposed stone and timber work and a well with feature lighting and a glazed panel over. The improvements have been carried out to a very high specification with underfloor heating throughout, Bamboo flooring and Oak doors, three woodburning stoves, high quality bathrooms including 2 ensuite bedrooms. The property has a sitting room, dining room with vaulted ceiling, a good sized modern kitchen / breakfast room with each bedroom and sitting room having TV aerial and internet points. A particular benefit, particularly for Lympstone is the large garden, laid mainly to lawn with a home office. To the front the property has 2 off road parking spaces and the potential for a garage.

Lympstone grew from an ancient settlement on the eastern shores of the Exe estuary. The village built its reputation on maritime trade and agriculture and about 100 fishing vessels operated from the area towards the end of the 19th century. The village has four public houses, a well established primary school, village stores and a train service operating between Exeter and Exmouth. There is also a lively sailing club and a wide selection of clubs and societies. The village has its own website - and the village is on the newly opened Exmouth - Topsham cycle path.

Leave Topsham along station road crossing the rail tracks and turn right. Pass Bridge Inn and Darts Farm and at the roundabout turn right towards Exmouth. Continue through Ebford and Exton and past Lympstone Marine Camp. Take the next right and follow this road into the centre of the village, down Burgmanns Hill and at the T Junction turn left. The property is along on the left hand side.

There is a courtyard accessed from the hall or kitchen with 4 large storage cupboards one containing power for a possible extra appliance with steps leading up to the rear garden. Another courtyard accessed from the utility room with a large log store and steps also leading to the rear garden. Pathway laid with gravel, gated access to side and rear, raised seating area, garden tool shed, garden office (12' by 6') (Fully insulated with potbelly wood stove, lighting, sockets and hard wired internet access), Workshop/shed (15' by 9'), Vegetable growing area and large chicken coup. Estuary view/glimpses from the top part of the garden.
