Full description

Tenure: Leasehold

This property is offered at a reduced price for people aged over 60 through Homewise’s Home for Life Plan. Through the Home for Life Plan, anyone aged over sixty can purchase a lifetime lease on this property which discounts the price from its full market value. The size of the discount you are entitled to depends on your age, personal circumstances and property criteria and could be anywhere between 8.5% and 59% from the property’s full market value. The above price is for guidance only. It is based on our average discount and would be the estimated price payable by a 69-year-old single male. As such, the price you would pay could be higher or lower than this figure.

For more information or a personalised quote, just give us a call. Alternatively, if you are under 60 or would like to purchase this property without a Home for Life Plan at its full market price of £260,000, please contact Cubitt & West.

If you are looking for a classic 2 bedroom flat that still has the potential for you to put on your own stamp, your search can stop here.

This ground floor flat, in need of some cosmetic improvements, has no onward chain, so you could be in sooner than you think.

Situated amongst the trees and greenery of the well-maintained communal gardens, you will find it a peaceful location to come back to after a busy day at work.

The lounge/diner is light and spacious and has some lovely verdant views over the surrounding area.

Parking and storage are often a concern but not in this case. The flat has several built-in cupboards to keep items out of sight and comes with a garage en-bloc to keep your car out of inclement weather. If you prefer to keep your car in the residents' parking, then you could use the garage en-bloc for further storage space, something you can never have enough of!

Being situated in Warlingham you are bordering Whyteleafe and Caterham, so have easy access to both road and rail networks.

Please refer to the footnote regarding the services and appliances.

What the Owner says:

I was actually the Freeholder to the flats in this development for 35 years, before the collective enfranchisement in 2005. It always gave me a lovely sense of being in the countryside.

I actually bought the flat because I considered it to be in the best position, as it doesn't overlook the garages.

I feel this home is an excellent property for someone to get their foot on the property ladder, as it still has enough space to grow into. It could also be attractive to a rental investor who may want to own two flats in the same development, as I am also selling the one above this one.
