Whittlesford has a number of good day to day facilities including a village shop, renowned restaurant, a Public House, a large recreation ground with cricket pitch and tennis courts and a mainline railway station, Whittlesford Parkway, on the southern side with trains to London Liverpool Street taking from 60 minutes.

The high tech university city of Cambridge is approximately 8.5 miles to the north with its extensive range of cultural, recreational and shopping facilities including the Grand Arcade shopping centre in the historic core. There is excellent schooling for all age groups in the area with a Church of England Primary school in the village, secondary schooling at Sawston Village College and renowned independent schools in Cambridge including St John's, King's College School and St Faiths prep schools, together with The Perse and The Leys senior schools.

Stansted International Airport is found some 3 miles beyond Junction 8 of the M11 (18.5 miles from the property) providing domestic and international air services and a mainline express rail link into London Liverpool Street.

Description

Lawn Cottage is a delightful 18th century detached thatched cottage which has been in the same family ownership for the last 100 years or so. Listed Grade II as being of historical and architectural interest, this pretty timber-framed and plastered cottage has two ground floor and two similar first floor three-light casement windows to the front aspect with unusual oval-patterned glazing bars together with a similar but smaller window above the central porch. The charming accommodation is laid out over two principal floors with two good attic rooms and provides larger than expected accommodation with further potential.

There are some delightful period features throughout the property including pretty corner cupboards, exposed chamfered ceiling beams, a variety of panelled or ledged and braced doors and vaulted ceilings on the upper floor.

The arched panelled front door with studded decoration leads to an entrance lobby and the two principal double aspect reception rooms. The first, (to the right) has a working fireplace with timber surround and mantel, understairs and corner cupboards and door to the utility room. The second (to the left) has a fireplace with painted surround, brick hearth and there is access from here to the rear lobby, ground floor bathroom and vaulted kitchen with part glazed door to the garden and access to the utility room with a corner cupboard, wall mounted Vaillant gas fired boiler and part glazed side door to the garden.

On the first floor, there are two double bedrooms, each with an en-suite shower, one having a fireplace with basket grate and wash basin. There are two vaulted bedrooms on the second floor with side aspects overlooking the garden, one with pine clad walls and eaves storage and a small bath and wash basin on the landing. A listed building application ref: S/1458/16/LB for a kitchen extension has been submitted but not yet approved.

The gardens are a delightful feature of the property, extending to approximately 0.35 of an acre, mainly to the south and backing onto the village cricket ground to the rear. There are a variety of mature trees and shrubs throughout the garden - the southern side having a lawn, summer house, working well and an area of woodland. Immediately behind the house is a timber outbuilding with pan-tiled roof. There is a gated access on the southern side of the plot leads to a parking area.

Lot 2: To the north of the property is another area of woodland with mature trees, access from the lane, and a brick outhouse. This is available by separate negotiation and extends to approximately 0.41 of an acre.

Square Footage: 2,085 sq ft
