The Property - Dating back some 400 years, Braich Y Celyn Hall is a property of much historical merit. Believed to have once been a two storey farmhouse, the third floor is thought to have been added in the Regency Era, to create what is now a substantial and versatile property occupying a little under 5 acres of ground.

A magnificent galleried hall creates a wonderful central point, accessing the ground floor rooms. A kitchen/breakfast room and open plan sitting room spans the entirety of the one gable/wing. Being of triple aspect this area is afforded an abundance of natural light, the focus being directed towards the two French windows positioned either side of the log burning stove. These windows give a delightful vista out over the gardens and grounds towards the Aberdovey Estuary. The dining room also benefits from French doors out to the gardens and grounds. The cast iron fireplace forms a natural focal point, flanked by two pine arched recesses. The drawing room is again orientated to make the utmost of the views over the estuary. This room also exhibits a handsome fireplace, and three sets of French doors leading out to the grounds. A utility room and WC complete the ground floor accommodation.

On the lower ground floor can be found a generous games room, wine cellar and game larder.

The main stairway leads to the first floor, where the master bedroom suite is located. This room benefits from delightful views over the Welsh coastline and is served by an en suite bathroom. With good height to the ceilings, open fireplace and fitted wardrobes, this room provides comfortable and characterful accommodation. Two further bedrooms are found on this floor, both benefitting from the enviable aspect and both served by a further bathroom.

Stairs rise again to the second floor which accommodates three further bedrooms. Bedroom 6 is served by an en suite shower room and also has the facilities of a small galleried kitchen. This room would be ideal for either staff accommodation or separate annexed accommodation. The remaining bedrooms are served by a Family Bathroom.

The driveway leads up through glorious woodland, before reaching a substantial parking area spanning the rear of the hall. The surrounding land offers wonderful variance, with areas of woodland, walled garden, lawns and extensive well stocked borders, offering a variety of rare shrubs and trees to include Princeton Elms, blue mimosa, magnolia, weeping beech and birch, burnt sugar tree, rhododendrons, and an array of other wonderful specimens that are only able to survive in this favourable south facing location. There is a useful double garage to the far end of the driveway with a workshop to one end.

The Location - Aberdovey, located 27 miles from Aberystwyth, 30 miles from Barmouth and 11 miles from Machynlleth, is a beautiful, peaceful seaside village famed for its sandy beeches and unspoiled coastline. It has a thriving harbour and is an ideal base from which to explore West Wales. Sailing, fishing and international golf course are just a few of the leisure facilities that can be enjoyed in the area. There are many coffee shops, clothes shops, shoe shops, public houses and eateries in Aberdovy and it is also littered with tourists attractions, meaning you could be inundated with friends and family wanting to come and stay! Speaking of visitors, there are also many options if you need extra accommodation, including guest houses, self-catering flats, hotels, chalets, camping, and caravan sites within the village. One example of tourist attractions available, is the Talyllyn Railway which starts in Tywyn and has numerous historical sites within close driving distance, as well as mountain and valley scenery perfect for walkers, climbers and wildlife lovers.
