The Old Rectory is Grade II * and is believed to date from the 1600s, with later additions. There is a stone dated 1641 with initials JL (John Larder, rector). The house enjoys an easterly outlook over its principal garden, across the valley. There are
some lovely reception rooms, an elegant staircase hall and a modern fitted kitchen/breakfast room. The layout of the house provides an opportunity to create an annexe as well as further use of the substantial fine stone under slate outbuildings, subject to any necessary consent.

Thomas Hardy’s mother lived in the village as a child and she was married in the church. The village appears as “Little Hintock” in
Hardy’s novel, The Woodlanders, in which the heroine’s name is “Grace Melbury”.

A timber gate with brick piers and stone walling either side opens to the gravel courtyard above the house and a fine range of stoneunder slate outbuildings to one side. A path leads down to a paved terrace and the front door. To one side an archway in a stone wall leads to a path around to the side of the house (and door to rear hall - potential annexe) and the range of outbuildings.

A path leads around the south side of the house, with lawn and some fine trees including Yew and Walnut which provide privacy and lovely backdrop along this side of the garden, to the main
garden with lawn gently sloping to stocked shrub borders and hedging along the eastern boundary. There is a paved terrace off the kitchen/breakfast room providing a splendid outlook over the
main garden and with views beyond. Below this terrace are lawned terraces with low stone walling and a colourful border and an ornamental pond with water feature and paving; to the far side of the garden is a lower sun terrace ideal for
‘al fresco’ summer dining. To the north side of this area of garden is a glade of ornamental trees and the upper lawn with a fine high stone wall to the west and north boundaries, providing privacy.

The substantial range of OUTBUILDINGS, all of stone under slate include: Large GARAGE, FORMER STABLING (2 stalls), STORE ROOM and TWO ROOMS (former hayloft) over. Wood store.
IMPLEMENT STORE with GAMES ROOM over. It is considered that these outbuildings offer potential for conversion (subject to any necessary consents).
In all about 1 acre (0.40 ha)

The Old Rectory is situated towards the centre of the popular village of Melbury Osmond, adjacent to the Parish Church of St Osmund. Towards the northern end of the village is the village hall; there is also a children’s recreation ground with play equipment, tennis court and boule pitch. It is within the village Conservation Area and an Area of Outstanding Natural Beauty.
