Full description

One of the main reasons folk move to a new home in the Peak District National Park is to be able to savour a setting of genuine and spectacular rural splendour and that enjoyed by this property must surely rank amongst the best currently available. It's approach is an absolute delight whilst the property itself enjoys complete privacy as well as the most dramatic of views over the main body of its own land and then countless hundreds of acres of lush rolling countryside beyond. Befitting such a setting is a farmhouse that has delightful stone elevations and one that has been renovated and much improved in recent years but to utilise traditional ideals which combine to create a charming and atmospheric country home.

There is oil fired central heating and timber framed sealed unit double glazing to accommodation that has a splendid Entrance Hall off which is a beautiful heavily beamed Lounge that also features one of the most magnificent cast iron ranges we have come across in some considerable time which is still operative and indeed, contributes to the provision of the domestic hot water. A substantial and appropriately tasteful conservatory has been added in recent times and there is a typical farmhouse Kitchen, also heavily beamed and with the quintessential enamelled Aga. Completing the ground floor are a Utility Room, and a downstairs Cloakroom whilst upstairs, are three double Bedrooms (main one with an en-suite Shower room) together with a family Bathroom, and a substantial Landing room/Study that would readily form a decent sized fourth Bedroom with the addition of some relatively simple stud partitioning.

Outside is a delightful farmyard across which are wonderful example of old fashioned stone built pig sties and these adjoin a detached stone built agricultural building that has been upgraded in recent times and has obvious potential to be put to a variety of uses finally, there is a substantial detached Garage with adjoining Workshop, again in stone. There is a picturesque trout pond with an adjoining lawned area whilst the property is set within 20.06 acres, or
thereabouts, which effectively surround the farm and which provide good grazing in particular, the substantial field to the front. Although so well positioned, this part of the world is not
regarded as being isolated given the proximity of the market towns of Congleton, Leek and Macclesfield with the latter providing a comprehensive range of facilities, these including
direct inter-city rail services to both Manchester and London. Primary schooling is available in the vicinity, in both Wincle, and Rushton

DIRECTIONS
Proceed south out of Macclesfield on the A523 passing through the traffic lights at the Bosley crossroads at the junction with the A54. Continue through the village of Bosley
and then into the village of Rushton and at the far end of the village centre, where the road bears to the right by the Royal Oak public house (on the left) continue straight on up the hill,
on Leek Old Road. At the top of the hill turn left signposted for Meerbrook and a mile further on turm left again, signposted for Swythamley. Pass the "Swythamley and Heaton Centre" on the left hand side and the initial approach to the property is then 250 yards along on the right hand
side and depicted by a sign for Cliff Farm. Proceed along the track and take the right hand fork over the cattle grid, and the approach to the property is then 150 yards along on the right hand side.
