Located just to the West of Reading is the village of Pangbourne on Thames which lies on a bend of the River where the River Pang joins,  and is connected by an ancient Toll Bridge to the village of Whitchurch in Oxfordshire nestling  under the Chilterns Escarpment. The surrounding countryside of the Berkshire Downlands and Chiltern Hills is designated an “Area of Outstanding Natural Beauty”.

The stretch of river from Pangbourne upstream to Streatley, is forever associated with the well-known author Kenneth Graham and his book ‘The Wind in the Willows’ which he wrote when living in the village at Church Cottage just west of the churchyard. An area of riverside land known as Pangbourne Meadow, lying just to the east of the Whitchurch Toll Bridge, was purchased by the Parish in the 1930s. Subsequently an additional portion was aquired by the National Trust and all of this area is now controlled by the Parish Council and available for the public to use for fishing, boating and leisure purposes.

Pangbourne has an excellent range of local amenities, shops and facilities, including a Co-Op supermarket, WH Smith with Post Office, high class Butcher, specialist Cheese shop, Lloyds Bank, Library, an impressive Health Centre, Dentist, Opticians, together with Traditional Inns, Restaurants and Hotels including The Elephant formerly The Copper Inn.  There is also a mainline station providing fast commuter services to Reading (8 minutes) and up to Paddington (25 minutes).
There is a Primary School and in the local area are a wide range of Private Schools including Pangbourne College, the Oratory and Bradfield College all within easy reach.

St James Close is a highly regarded private development of 3 and 4 bedroom houses situated on Glebe land being originally owned by the Church, and occupying a lightly wooded elevated site within a ‘stone’s throw’ of the village centre.

Built in approx. 1962, the house has appealing London old stock brick elevations believed to be from the demolition of Fenchurch Street Station in London, under a gabled tile roof.

In more recent years the property has been successfully extended to provide additional accommodation all of which has been carried out to match or enhance the original architectural style.

Additionally considerable refurbishment has been undertaken including the refitting of the kitchen/Breakfast room, bathroom and shower room, installation of quality UVPC pdg windows and external doors, and fitting of wooden floors on the ground floor. A new gas wall boiler has been fitted and there in under floor heating in the Kitchen/ Breakfast room and Sitting Room. Other refinements include air conditioning in the Sitting Room and the master bedroom, fitting of a new hot water tank, laying of new gas main, and provision of a water softener.

The accommodation is particularly well arranged as can be seen from the floor plan and viewing is highly recommended.

Occupying an advantageous corner position and being elevated enjoying an open view. The gardens surround the property with well-established tree and hedged boundaries providing privacy.

At the front is a paved forecourt area for parking and around the side a further gravelled driveway leading to a detached brick built Garage with tile roof and having a remote controlled up and over door.

Across the rear of the house is a large curving paved terrace with low brick wall surrounding ideal for al fresco dining and living. There are a variety of specimen trees and shrubs to complement the setting.
On the right hard side is a wide decked area which provides outside work and storage space.
