The land lies to the north of Shelfield Lane approximately 1 mile west of the village of Trawden and 2.5 miles south of the larger town of Colne. Burnley is just 7 miles to the south west.

The land extends in total to approximately 3.895 hectares (9.624 acres) and comprises two productive meadows of a similar size which are linked via a short right of way indicated by
the brown shading on the plan.

Access is from Shelfield Lane via a right of way over a short section of private road leading to Dry Clough Farm.

There is no permanent water supply to the land although we understand there is a disused well located within the second meadow which formerly served Dry Clough Farm.

The boundaries are a combination of drystone walls and fencing, predominately timber post and rail and are in a reasonable stock proof condition.

From Skipton head west on the A59 to the roundabout at Broughton and take the first exit to Colne (A56). On reaching Colne and the roundabout with the A6068 take the second exit
continuing on the A56, through the one way system in the centre of Colne. Turn left onto Bridge Street just before Colne Railway Station and continue over the bridge onto Knotts Lane which in
turn becomes Southfield Lane before becoming Back Lane. At the cross roads turn left onto Shelfield Lane and the land can be found a short distance on the left. A for sale sign has been
erected.
