Hastings is found some 66 miles south of London and 17 miles east of Eastbourne. Transport links have improved markedly following the opening of the Bexhill to Hastings Link Road, and there are mainline rail services to various London terminals with a fastest journey time of 1 hr 29m. The site entrance is located midway along Fellows Roads, to the south of the mini roundabout with Clement Hill Road. The town centre, seafront and Hastings mainline railway station are all within a 2 mile radius.

Description

A partly undulating and cleared site following the demolition of the former Stills Factory premises in the early 2000s. A concrete platform remains on a substantial part of the site although it is understood some or all of this platform may be removed prior to sale.

Town Planning

The site was granted outline planning permission in March 2008 as part of the larger Ore Valley Millennium Communities site under application no. HS/OA/06/823. Hastings Borough Counciil's Development Management Plan, adopted in September 2015, allocated the site under ref. HOV1 - Former Stills Factory, Ore Valley for residential development with a possible net capacity of 75 dwellings.

Development proposals are to include the provision of 25% on-site affordable housing, open space and children's play area, Flood Risk Assessment, and a connection to the sewerage system at the nearest point of adequate capacity and/or improvements to the existing infrastructure.
